staged homes kansas: I Live Vicarously Through My Staged Homes! - 12/29/10 02:36 AM
Sometimes I just don't want to leave the home I just staged. There is no clutter, no toys, the pillows are where they were intended... it's visually very calm.
Then I go home. I am not the kind of stager that lives in an immaculately styled home. I have four kids ranging from 3rd grade to sophomore. I have 3 boys and a tomboy. Immaculate is a word that is lost in the black hole along with all the missing socks and the TV remote. Legos multiply, nerf bullets are found in every nook & cranny, video gaming stuff is constantly … (12 comments)

staged homes kansas: My Brain is Lopsided - 09/02/10 10:45 AM
Since my right brain seems to dominate, you'd think it would weigh more and lean to one side.  I am envious of those that seem to have an equally balanced brain.  I have read about many of the stagers who were formerly office managers, accountants, etc. and it always amazes me.
When it comes to paperwork, number crunching and logging info, my left brain has to get up off the couch, pull up the walker and struggle to get moving.  My right brain flies out of bed, hits the floor running saying "what's next!"
Do you have a balanced brain?  What … (10 comments)

staged homes kansas: Do you use Constant Contact? - 08/31/10 04:55 PM

I have been using Constant Contact for my on-line newsletters for about 6 months. I was using Vflyer but they didn't seem to offer as much when it came to tracking my results and housing my e-mail addresses. I send out  e-mails about once a month. It will have one of my most recent staging jobs (before & after) as well as a few tips or hints. I e-mail to a large list of Real Estat Agents as well as other contacts and friends. The subject line is always "Another Home Staging in... Olathe (city changes)".
Constant Contact tells me … (17 comments)

staged homes kansas: Entertaining the idea of removing the Entertainment Center - 08/29/10 05:58 PM
Two couches and an entertainment center was just a little too much for this small living room. The arrangement was also blocking the window which is often a bad idea when showing off a room. Removing the smaller couch (loveseat) and moving the larger one in it's place really opened up the room.  Removing the small entertainment center also helped to add more space.  Adding an open leg coffee table instead of the solid one also added some "airiness" to the arrangement.  We lightened up the walls a little, took the photo when it was a little lighter outside and... voila, … (13 comments)

staged homes kansas: I'll Show You Mine if You Show Me Yours - 08/28/10 03:07 PM
Stagers are definately artists.  We work with color, composition & scale - all in a 3 dimensional medium.  Some stagers are also artists in 2D form.  After reading one of David Ames blogs and finding out that he often creates his own artwork and Lori Kim Polk chimed in as well, it made me curious.  How many of you have created artwork specifically for a staging job? Here's a chance to show off another artistic side. Post a photo of your self-created artwork for a staging job.
I bought this triptic of heavy duty frames for $20 (from Craigslist) but the … (14 comments)

staged homes kansas: "Mastering" the master bedroom - 07/23/10 06:04 AM
Even the smallest of homes should have a Master bedroom.  If both bedrooms are the same size, one can look like the master bedroom just by the way it is furnished.  Obviously, if you are selling your home, you want the master bedroom to appeal to both sexes.

This bedroom was only 10x10 so not a lot of space to work with.  We "mastered" it by bringing in a great headboard and brought in more height to it by adding a triptic of art above it.
The #1 thing that will acheive a Master look is a great headboard. Of … (10 comments)

staged homes kansas: So Long Too Long - 03/20/10 11:10 AM
This wonderfully updated home in Overland Park, KS almost had too much of a good thing - lengthy SPACE!  The front room was one long open area.  There was no designated space for dining so buyers really didn't know how the floorplan was supposed to work. The investor/realtor, contacted Z'Touch Staging to show buyers how the room could work.
I tried a few new ideas on this project.  I found a 36"x36" chunk of carpet that looked like a peice of art.  I mounted it on plywood and trimmed it with large baseboard trim.  I also took a plain luan door … (20 comments)
