first time buyers: Buying a Foreclosed Home - 03/21/16 12:02 PM
Foreclosed homes can be a great way to purchase a nice home that is much less costly than its comps.
Although the volume of foreclosed homes has slowed down in recent months (excellent news) there are still bargains to be found.
However, if you have a weak stomach or are a first time home buyer, or perhaps don't have the money required to renovate your purchase, you might want to reconsider buying a foreclosure.
Often, foreclosed homes are in poor repair and some of them are downright money pits. Remember the old saying, "if it is too good to be true, then it usually … (0 comments)

first time buyers: Looking to buy a home? Don't go it alone. - 11/24/13 01:17 AM
So you are in the market to buy a home. Don't go it alone! Realtors are professionals that have the training and knowledge to assist you with your purchase and protect your best interests. A competent professional buyer's agent will help you get the most home for your money.
Some buyer's agents will charge a fee for their services. I do not operate that way. I am content with the brokerage fees that are paid on behalf of the buyer, but paid for by the seller. I do not charge you any additional fees for my professional services, representation and protection.
The residential purchase … (1 comments)

first time buyers: Today, I am thankful for Happy clients - 11/20/13 08:39 PM
Many Realtors have their own reasons for being in the real estate industry. Although it can be a very financially rewarding career, one of the greatest joys that I receive is by helping people.
This can be achieved by helping in various ways. Some people have credit issues and need guidance on achieving the financing for their new home. Some people need help choosing an area or location to call home. (due to real estate regulations, this part can be tricky) Some need help choosing the type of home that suits their needs. Some buyers need help with locating down payment … (3 comments)

first time buyers: Pre-Approved for a mortgage? - 04/27/10 11:07 PM
I just thought I'd drop a reminder note to anyone of interest.
When you are about to embark upon the home buying process, PLEASE ask your Realtor for help locating a lender if you haven't already done so.  Having a pre-approval letter from a lender is almost required when submitting an offer on a home.
When I was "new to the business" and someone would ask me to show them homes, I'd drop everything and pile them into my car and away we'd go.  After a few very long days of showing houses to my prospective client and they'd find the home … (2 comments)

first time buyers: Showings in the snow... - 02/09/10 10:54 PM
Keep your chin up fellow agents.  IMO, the beauty of winter is when you get an interested client wanting to see properties through the snow.  It's then that you realize that this buyer is SERIOUS!
In my experience, I haven't taken out too many clients who are just "killing time" or "window shopping" in the winter months.
I used to have a 4 wheel drive truck and it sure came in very handy during heavy snows like we are experiencing now.  I actually had clients ask me to take them out looking at houses, because they were having a hard time … (2 comments)

first time buyers: Too Busy? - 07/12/09 01:57 PM
I don't know about the rest of you, but I'm so busy with buyers that some days I literally get enough time to eat one meal for the day.  I know, I know, it's a horrible problem to have.  LOL.
Actually, I'm very grateful to the government for their efforts in curbing the housing market crisis.  The main thing that concerns me though, is what might happen once all of the "incentives" disappear.
It reminds me of the auto industry on how accustomed the customers became to the incentive programs that bombarded the industry for years.
We can all appreciate the … (5 comments)
