What’s going On?
Well, it has been a while since I have been active in either real estate or blogging on ActiveRain. Many of you know, and have wished me well in the past, that I lost my wife to cancer on December 10, 2010.
For the 8 months leading up to her passing and for the year following, I was not at all active in Real Estate. However, I have decided it’s time to get back on the horse and get back to the professional passion that has driven me for years.

RESPA has been a part of the real estate landscape since most of us have been selling Real Estate and has been a very important law on the way the real estate industry is run for the protection of the consumer. Now I am a REALTOR and do not pretend to be an expert on the loan side of the real estate industry. I often rely on the SEARCH feature of ActiveRain to find details on topics I want to research. Well, today I drew a near blank.You see, I was spending some time researching changes in the industry that took place on January 1, 2010 and ended up at the FHA site. RESPA has been a mine field on the Real Estate landscape since 1974. It is legislation that was created to keep us all honest and protect the consumer. I almost let this day slip away from me...but one more milestone has been achieved.Three years ago today - the day after Christmas, 2006 I dusted off the blog I created 6 months earlier and finally published my first blog article, ..."Is this a Good Time to BUY?"Interesting glimpse into the future. My friend, Rosemary Brooks reblooged a blog about why we need to be involved in Social Media. For the most part, I get the concept - more or less but still struggle with how it all works and all falls under such a broad umbrella.Because it is called social, I think back to the dark days of High School - the one time in my life that being social was the most important thing there was...but you could only be in a handful of cliques - Certainly you were not on the football team and the glee club...just didn't happen. OK, I have now written two posts about Short Sales in the last 24 hours...because once again I am a bona fide short Sale Listing Agent. Granted, I may be rusty, after being away from this side of the business in Hemet - San Jacinto, Ca for over 2 years now.Yesterday I got the call from a seller and decided to help them (I hope I help them). OK, I had to share this...earlier today I reblogged a couple of posts I found on ActiveRain looking at the problem of the housing market as it is today.I guess there is and always will be finger pointing going on.However, I was winding down checking out some YouTube entertainment and came across a parody of Hitler realizing he has lost it all in the real estate market.I have to warn you, this is funny stuff...please don't get all pro or anti Nazi with me. It seem like just a couple of weeks ago that I spent hours into my 500th post, when I published 500 and Still Swinging... and wasn't it just a few days ago when I hit the 200,000 point plateau on ActiveRain when I published Another ActiveRain Milestone: Another ActiveRain Milestone: 200,000 Points.And here I am at 600! Yikes, I need a life

OK, I just get to the office...enough ActiveRain for a while....Open up my email, take care of some business and then just as I am ready to move on with my day I get an email from a local client/friend. So, of course I take a look.Now my friend definitely has red, white and blue blood - no doubt about it. He is a retired Border Patrol Agent (pre ICE). As huge as this is, it is now a fairly common accomplishment for anyone who consistently works his or her ActiveRain Blog. I recently wrote my 500th blog article and spent a lot of time analyzing much of my ActiveRain journey since I started in 2006.Truth is anyone should be able to accomplish this in less than a year...let me break it down.Active Rain awards 100 points a day, just for checking in and then 25 points for the first 10 blog comments you make on a daily basis. How do I answer that with anything but a big fat DUH? The National Association of REALTORS® (NAR) recently released it’s 2007 Profile of Home Buyers and Sellers. The conclusions are not at all surprising. If anything, what surprises me is how conservative the numbers are that they report. For example, NAR reports that only 84% of all of the home buyers across the entire country used the Internet (100% of my personal deals were influenced one way or another by the Internet <thank you ActiveRain> – even personal referrals and such)– which coincidently is the exact same percentage of home … (3 comments)
