activerain: What's Going on Temecula Real Estate? - 03/29/12 05:30 AM
What’s going On?
Well, it has been a while since I have been active in either real estate or blogging on ActiveRain.  Many of you know, and have wished me well in the past, that I lost my wife to cancer on December 10, 2010.
For the 8 months leading up to her passing and for the year following, I was not at all active in Real Estate.  However, I have decided it’s time to get back on the horse and get back to the professional passion that has driven me for years.
The question is – where do I go … (3 comments)

activerain: RESPA - Important New ActiveRain Group - Please Join & Post - 01/06/10 04:56 PM
RESPA has been a part of the real estate landscape since most of us have been selling Real Estate and has been a very important law on the way the real estate industry is run for the protection of the consumer.  Well, on January 1, 2010 there has been a significant change that has generated a lot of activity here in the Rain.A new group was formed that quickly grew to 39 members with 22 posts in just it's first 4 days.  Unfortunately, this is not enough with almost 170,000 members here in ActiveRain.  The topics here are for lenders, agents … (17 comments)

activerain: FHA Section 245(a) - A Hidden Niche? - 01/03/10 06:05 PM
Now I am a REALTOR and do not pretend to be an expert on the loan side of the real estate industry.  I often rely on the SEARCH feature of ActiveRain to find details on topics I want to research.  Well, today I drew a near blank. You see, I was spending some time researching changes in the industry that took place on January 1, 2010 and ended up at the FHA site.  Scrolling through a list of articles published by the FHA I found something that was very intriguing and actually fascinated me once I looked deeper at the section 245(a) loan...

activerain: RESPA - New ActiveRain Group - 01/02/10 06:00 AM
RESPA has been a mine field on the Real Estate landscape since 1974.  It is legislation that was created to keep us all honest and protect the consumer.  Since that time, there have been a number of changes to the rules of RESPA - many of which have been met with resistance from one segment or another of the real estate industry...if not the industry as a whole.Well, on January 1st, 2010 the rules changed again and there is now a 'standardized' good faith estimate and a new HUD-1 - both of which are intended to further protect the consumers of … (19 comments)

activerain: My 3 Year Anniversary on ActiveRain - 12/26/09 06:23 AM
I almost let this day slip away from me...but one more milestone has been achieved.Three years ago today - the day after Christmas, 2006 I dusted off the blog I created 6 months earlier and finally published my first blog article, ..."Is this a Good Time to BUY?"Interesting glimpse into the future.  In many ways I saw what was coming - a very unpopular position at the time.  I did open the door for the popping of a bubble - I just didn't expect it to get as bad as it did.Interestingly enough, this was the month that I really did a … (15 comments)

activerain: I'm still a bit confused with the whole social media thing. - 12/11/09 08:20 AM
My friend, Rosemary Brooks reblooged a blog about why we need to be involved in Social Media.  For the most part, I get the concept - more or less but still struggle with how it all works and all falls under such a broad umbrella.Because it is called social, I think back to the dark days of High School - the one time in my life that being social was the most important thing there was...but you could only be in a handful of cliques - Certainly you were not on the football team and the glee club...just didn't happen.  The … (7 comments)

activerain: Short Sale Tools...where Do I Turn? - 12/03/09 10:41 AM
OK, I have now written two posts about Short Sales in the last 24 hours...because once again I am a bona fide short Sale Listing Agent.  Granted, I may be rusty, after being away from this side of the business in Hemet - San Jacinto, Ca for over 2 years now.Yesterday I got the call from a seller and decided to help them (I hope I help them).  I had a pretty good idea of what needed to be done, from my previous experience...but I have changed brokers since then and all of my marketing material that I have stored somewhere … (4 comments)

activerain: Who Would Hitler Blame for the Housing Bubble? - 11/22/09 02:34 PM
OK, I had to share this...earlier today I reblogged a couple of posts I found on ActiveRain looking at the problem of the housing market as it is today.I guess there is and always will be finger pointing going on.However, I was winding down checking out some YouTube entertainment and came across a parody of Hitler realizing he has lost it all in the real estate market.I have to warn you, this is funny stuff...please don't get all pro or anti Nazi with me.  This has nothing to do with the Nazi doctrine or any of the atrocities they were responsible … (4 comments)

activerain: Enough with the Milestones...Did I really reach another one this quick? - 11/20/09 04:51 AM
It seem like just a couple of weeks ago that I spent hours into my 500th post, when I published 500 and Still Swinging...  and wasn't it just a few days ago when I hit the 200,000 point plateau on ActiveRain when I published Another ActiveRain Milestone: Another ActiveRain Milestone: 200,000 Points. And here I am at 600!  Yikes, I need a life
ActiveRain has been good for me and to me - no doubt about it and yes, I feel as if I may have let my obsessive compulsive nature take over by blogging just a bit...but glad to be here … (6 comments)

activerain: I took a Deep Breath...But I'm Mad as H*LL...or What is Wrong With Sacramento? - 11/10/09 01:58 AM
OK, I just get to the office...enough ActiveRain for a while....Open up my email, take care of some business and then just as I am ready to move on with my day I get an email from a local client/friend.  So, of course I take a look. Now my friend definitely has red, white and blue blood - no doubt about it.  He is a retired Border Patrol Agent (pre ICE).  My friend has no problem letting the world know what he thinks or keeping us informed of events that have an impact on our country. Here is a photo taken in the … (11 comments)

activerain: Another ActiveRain Milestone: 200,000 Points - 11/08/09 07:10 AM
As huge as this is, it is now a fairly common accomplishment for anyone who consistently works his or her ActiveRain Blog.  I recently wrote my 500th blog article and spent a lot of time analyzing much of my ActiveRain journey since I started in 2006.Truth is anyone should be able to accomplish this in less than a year...let me break it down.Active Rain awards 100 points a day, just for checking in and then 25 points for the first 10 blog comments you make on a daily basis.  So that is 350 points a day, just for showing up and … (8 comments)

activerain: iPod contest rules changed - better for you, "worse" for us. But we like it anyways - 10/12/09 07:06 PM
Looking for Contests to keep everyone involved - check out the new GROUP - just for Contests...
Anyone posting or looking for contests please come tohttp://activerain.com/groups/contests

As many of our regular readers know, we started another iPod Touch sweepstakes on Aug 14. The original rule was that we draw an iPod Touch among our RealBird Facebook Page fans, once the number of fans reach 1,000. Ambitious it was, slow it became. While we have more and more fans every day, based on the current trend it would take a long time before a lucky winner can walk away with … (3 comments)

activerain: Google Still L O V E S ActiveRain - And I got the Proof! - 10/12/09 03:15 AM
This will be short and sweet - but to the point.  That's right, Google Lovers ActiveRain.Last night, about 10:30 local time I posted a blog about buying short sales in my local market, Hemet, CA - How to Buy a Short Sale House - Hemet, CA .

I wrote this blog as a challenge to myself, since earlier that day I posted, When In Doubt...Search giving ideas on how to find the terms that are being searched on Google and then compiling a list of relevant terms. For my exercise, I had searched about 10 keywords/phrases and triple scrubbed the list … (12 comments)

activerain: 500 and Still Swinging... - 10/11/09 07:33 AM
The saying that time flies when you're having fun definitely applies to blogging on ActiveRain.  500 Blog Posts have been a journey for me that started back in 2006.  Like a lot of journeys, this one has had more than it's share of pit stops and layovers.I think back to my first introduction to ActiveRain when I read a short blurb about the new phenomena of blogging for real estate agents in my daily update of industry news from Inman News, where I proceeded to this new website offering free blogs to those in the real estate industry.  So I signed … (58 comments)

activerain: My ActiveRain Success Story - 10/03/09 07:27 AM
I just posted much of this to my ActiveRain Profile - but it seems to have gone elsewhere - not sure...so I thought I would repost as an actual blog post to share with all who follow me here in the Rain...

activerain: First Time Home Buyer Process and the Buyer Broker Agreement - 09/27/09 03:36 AM
The Quest Begins - A First Time Homebuyers Entry into the Hemet - San Jacinto Real Estate MarketI suppose it happens everyday.  A nice family, or even an individual decides that now is the time for them to get involved in the real estate market and buy their first home and quit paying rent forever.  It happens in every market, everyday.Today it happened right here in San Jacinto CA when a I received a phone call from Megan who told me she and her husband, Ryan, had been reading my ActiveRain blog, along with several others, and decided they liked my … (3 comments)

activerain: 2007 Real Estate Buyer – Did They Use the Internet? - 01/20/08 04:12 AM
How do I answer that with anything but a big fat DUH? The National Association of REALTORS® (NAR) recently released it’s 2007 Profile of Home Buyers and Sellers.  The conclusions are not at all surprising.  If anything, what surprises me is how conservative the numbers are that they report. For example, NAR reports that only 84% of all of the home buyers across the entire country used the Internet (100% of my personal deals were influenced one way or another by the Internet <thank you ActiveRain> – even personal referrals and such)– which coincidently is the exact same percentage of home … (3 comments)

activerain: It's Good to Be Back in the Rain! - 11/25/07 04:06 AM
It's been two months since I have posted anything here to my blog...and I can say I have missed the experience.  There have been several reasons why I have not been here, which I explain below.  I can say that I have thought of ActiveRain on a regular basis, always saying to myself, "Now there is something I can blog about".For those of you who know me, you know that I have a terminally ill wife, Sherri, who is now on Hospice care.  I am her primary care giver, as we have no family for over 100 miles - so I … (30 comments)
