How old are the homes in your state? In the Carolinas homes, on average, are quite new, (mostly built since the turn of the current century) as they are thoughout much of the Southeast, Southwest, and Northwest. Obviously a major reason for this stems from the population growth in these parts of the United States over the past couple of decades. North and South Carolina have been among the five "most moved-to" states for well over a decade now--that means lots of newer housing to support this populations growth. As long as I've sold real estate in the Charlotte, North Carolina area (15+ years now), it seems that buyers definitely prefered new home construction over existing homes. According to a recent Harris Poll, some 41% of Americans today prefer new construction over existing homes. Before the market turned sideways in 2009, some 55-60% of my sales were new construction homes and buyers were more than prepared to pay the 8-12% premium to have a brand new home.
