May 2016 home sales in the Waxhaw area of the Charlotte, North Carolina  metro area (the 28173 zipcode--encompassing the three towns of Waxhaw, Marvin and Weddington) continued on the strong path we saw since the start of 2016.
 
The average sale price of Waxhaw area homes increased last month by 9.6% to just under $414,000 versus May 2015.
 
Median days on market for property listings dropped by 8 days to 34 days, a 19.0% improvement over the same period last year. Average days on market also dropped by 6.7% in May 2016.
 
Price per square foot increased by 8.8% to $122/square foot during May 2016 versus May 2015.

May home sales in the Ballantyne area of Charlotte, North Carolina (28277 zip code) held their own in the fifth month of 2016 as we entered the height of our spring selling season.
 
The average sale price of Ballantyne area homes increased by 6.% to just over $339,000 as compared with  the same period one year ago. 
 
Median days on market for property listings dropped to 16 days from 22 days just one year ago--a 27.3% improvement over the same period last year. Average days on market also dropped by 17.4% to 38 days in May 2016.

The second quarter of 2016 had strong start in home sales in April 2016 with home sales increasing 7.5% versus March 2016. April 2016 sales were also 3.2% higher than in April 2015. Average year-over-year sales increases stand at 4.3%.
 
The median price of homes increased 7.5% in April 2016 over the previous month. We've now experienced 51 consecutive months without a price drop.  Of the 53 metro markets the RE/MAX report tracks, only two reported a drop in home prices on a year-over-year basis, with 16 reporting double-digit increases in terms of percentages. That's six more markets than just in the previous month.

The Charlotte region's housing market continued the strong start of the year we saw in the first quarter through April 2016,  with closed and pending sales and home prices up and days on market and inventory levels down. In a market where the average sale price of a home is some $75,000 lower than average list price, it's easy to see how the extreme lack of inventory in the more affordable price ranges is impacting the affordability of Charlotte housing.

The April 2016 National Housing Report headline from RE/MAX reads "STRONG MARCH SALES DEFY LOW INVENTORY."  Lack of inventory continues to be a big issue in many major metro markets, Charlotte, North Carolina among them, where the supply of homes is under 2.8 months and down 27.8% compared with March 2015. Increasingly we don't talk about inventory, but talk about thinventory.
 
For home buyers this means fewer homes to choose from, less (if any) negotiating on price, fewer affordable housing options, and very often bidding wars.

The new year's strong start in home sales continued into March 2016 with home sales increasing double digits by 33.4% versus February 2016. March 2016 sales were also 3.6% higher than in March 2015. Average year-over-year sales increases stand at 4.9%.
 
The median price of homes increased 2.5% over the previous month. We've now experienced 50 consecutive months without a price drop.  Of the 53 metro markets the RE/MAX report tracks, 37 reported higher prices on a year-over-year basis, with 10 reporting double-digit increases in terms of percentages.

The average sale price of Fort Mill area homes increased by 3.1% to just over $292,000 compared with April 2015, while average days on market for property listings dropped by 11 days to 53 days, a 17.2% improvement over the same period last year.
