We haven’t seen a whole lot of shakin going on in the way of condo sales the last couple of weeks – maybe it’s because there are a total of 27 condos currently in escrow. One is priced in the $100K’s, 8 in the $200K’s, 8 in the $300K’s, 5 in the $400K’s, 3 in the $500K’s and 2 are over a million. It’s easy to see what the popular price ranges are!
There are also 9 homes in escrow with 4 in the $400K’s, and then one each in the 6,7,8,9, and $1M price range. Those $400K homes don’t … (0 comments)

We had quite a bit of activity this past week as three units went into escrow and three closed, two of which were not short sales or foreclosures. Thats getting to be more and more of the exception than the rule in this market. If you look at the prices, I think you’ll agree that now is a great time to buy. Here is your update:

We managed to surpass the number of Jul 2010 sales but just by a hair – so the speak, with 59 sales for Jul 11 compared to 58 in Jul 10. Residential sales were way up with 35 this past month compared to 25 Jul 10. Land fell dramatically with only 2 sales compared to 14 last July. Condos stayed pretty steady, with 18 sales in Jul 10 and 22 in Jul 11.
Year to date we are also slightly ahead with 440 sales compared to 405 this time last year to date. This is an improvement over 09 and … (0 comments)

I’m sure you’ve all heard about the Swiss Alps: What they don’t tell you in the brochures is that these peaks are even more elusive than driving up to Kokee hoping to see the NaPali in all it’s glory. These peaks are VERY elusive. I heard one local say that the Matterhorn came out for 15 minutes within the last three days.

From Paris! Weather here is much like I'm used to in Kauai - raining one minute, clear the next. Hardly any green here except for trees. Lots of old buildings though and enough history to last a lifetime. Once again, this was an unusual week in that there we no new condo listings at all - and no sales. And happy Fourth of July to everyone. It's a magnificent day here with lots of blue sky and a healthy dose of tradewinds. Our parking lot here at the Cliffs is jammed full of cars, indicative of summer travel. The hard thing to believe is that we're already in July. Are they shortening the months or what?
We didn't quite meet the sales stats from Jun 2010 which had 73 sales whereas June 2011 only had 65. We did however, have more condo sales - 28 compared to 25 last year with the majority occurring in the Kawaihau zone. Here's … (0 comments)

It's been another week of rain/sun/rain/sun - which is it doing? Just wait a second and it will change again. My home office looks out to the ocean and I often watch the rain come in off the water, then things clear up and it looks all bright and sunny, only to see more rain coming again. Can't really complain though, that's what keeps Kauai's North Shore so green. Lots of activity this week. Check it out below:

Here we are midway through June - we're lagging slightly behind this time last year which ended up with 73 sales compared to the 38 we have now. If we double that by the end of the month, we'll be ahead of the game. Of those 38 sales, 16 were condos compared to 26 condos sold in Jun 10. Year to date we're doing ok - we already have 353 compared to 347 for last year at this time.

It's the middle of June - who can believe it? Did we just skip the first half of the year? There seems to be more activity this month than the last, with more properties going into escrow and certainly more buyers looking with serious interest. Last June there were 73 sales, 26 of which were condos. So far this year there are 25 sales, with 11 condo sales. Do you think we'll surpass 2010? I do! Here is your update for this week just past:

May 2011 outperformed May 2010 by 13, going from 54 in 10 to 67 sales in May 2011. Of these sales, 28 were residential, 5 land, 1 commercial, and 33 condos. Although nowhere near the number of sales we saw at the height of the market, it was more than 09 which had a measly 37 and also more than May 08 with 48. May 07 posted 92 sales while there were 167 in 06.
Year to date we are at 315 which is a 15% increase over the 274 sales which occurred in year to date 10. In 09 … (2 comments)

Finally, some sun today! Once again we had flash flood warning this week and several truly torrential downpours. My only question is, why does it happen everytime I go out to show property? My client's showed up at the house they wanted to see with a beach towel over their heads, then used the towel to dry off before viewing the home. I love the rain, but not when I'm trying to get into the car holding an unbrella, paperwork, my purse, water and everything else.

The sun is finally out, the "flash flood" warnings have ceased (for now) and the trades are keeping us cool. It looks like there could be a few rain showers today but that's what keeps our North shore so very lush. There was quite a bit of activity in the condo market this past week; we already have 22 condo sales so far this month compared to a total of 18 for May 2010 so we're on a roll. It's been a glorious couple of days with lots of sunshine, and a few clouds but minimal trades. I have an ocean bluff condo and most always have a nice breeze but every now and then, the airflow stops even here. But that's what fans are for - much better than A/C seeing as we have the most expensive electricity in the US. Yes, that's true. Around here you only run you're A/C for as long as absolutely then it's up to the fans.

It's been a busy week, judging from the amount of activity on the MLS. We have 6 new condo listings, 3 that came back on the market after a brief trip into escrow, and four new ones that went into escrow.
It's always disappointing to see a property come back on the market after going into escrow. I don't know the cause of this, but it seems buyers lack the confidence in the market of years past. Perhaps they get into a transaction, only to discover they don't really think the unit will hold it's value. Maybe the news creates … (0 comments)
