Feedback can be used to enlighten home owner's on issues they may not be aware of but can also create non-existent problems, often setting the tone for buyers to offer less when presenting an offer.

Several  years ago, I wrote a post about offers being submitted haphazardly on short sale properties to achieve client goals. Now, it appears that agents are throwing out any number when marketing properties for sale.

An experienced stager knows how to beautify a space, just as an electrician knows the number outlets to adequately illuminate a home. Far be it for me to overstep boundaries when it comes to other professions.

Deadlines are straight ahead, the Buyers get cold feet and want to cancel the contract. Discussing all options including consequences and asking them how they wish to proceed is pertinent at this point. Remember to refer them back to the Real Estate Purchase Contract, a legal and binding document that can be pursued in a court of law.
 
Questions on due diligence?
Discuss the Real Estate Purchase Contract thoroughly when writing an offer. Refer clients to local resources, such as web sites, county or city offices, refrain from being the source.
