Three good reasons to Let it Go!
 
After receiving an offer on a listing, I realized the agent was not from my selling area. She explained her clients were family members and just couldn't refer them out, though she lives more than 4 hours away.
 
Why to Let it Go! local:
 
1. An agent who lives, works and plays in their selling area can offer specific insights and information to out of area buyers planning to purchase locally. It is impossible for an out-of-town agent to possess the same knowledge.

An afternoon is spent readying a detailed listing presentation for the following morning. Local real estate sales and stats are included in the online portion of the Comparable Market Analysis.
 
 
You arrive 10 minutes early, noticeably excited to get started. After introductions and taking a look at the home, you begin to build a rappor, making a connection with the owners.
 
Every question has been answered, opinions offered, along with suggested list price for the home. Though there may be another REALTOR interview, you have secured the listing!

When I saw Anna Banana's August Challenge, ActiveRain August Challenge - BEST - Business Practices, it led me back to the beginning of this real estate journey. Though setbacks have occurred along the way, it has been one of the most rewarding experiences of my lifetime!

When I took the test to become a REALTOR, more education was necessary to be effective. Most of the information was quickly brushed past. I thought more real life transaction scenarios were needed in the curriculum.

There is a good reason why real estate agents must stay within their scope of knowledge. It is called risk management and prevents loss of license, finances or being reprimanded by a panel of peers. 
 
Never would I give assumptions to impress clients about plumbing, roofing, landscaping, air conditioning and duct-work, drywall, stone work, stucco or concrete. In the end, it could prove detrimental.
 
Of course, people in other professions are more than happy to lend oh-so helpful information to your clients when given the opportunity. They often base this on very loose opinions.

Happy clients are indeed the biggest goal in my business. Guiding them to a home that will serve them well for many years to come is a passion. Real estate is akin to love matchmaking in some ways, in that properties must suit the life-style and exceed expectation.
 
 
 
Whether it's a 900 square foot condominium or a sprawling 8,000 square foot estate, it makes no difference. Every home has a buyer. Location, price and condition play a part in buyer attraction and after negotiation, when both sides mutually agree, progress is made.

An interior Broker Price Opinion was ordered by the asset manager of the bank on a short sale in an outlying area. Agent writes down address and proceeds to the home.
 
He is met at the property by several angry, gun wielding men in pick up trucks who threaten bodily harm if he takes another step towards the property. He complies, leaving quickly!
 
Years ago, the City revamped their systems, changing all addresses. The bank still maintained the old information, giving him the wrong numbers. This situation could have ended very, very badly!

A REAL SCREAMING DEAL!
 
Tammy and I arrived at the home to take photos in preparation of listing it on the MLS. Little did we know, every move made was being closely mointored, room to room, while clicking away.
 
Micsellaneous clutter was scattered everywhere, so getting good, photos was extremely challenging. Just as I moved some baby bedding in the corner, Tammy started running, screaming!
 
I closed my eyes, imagining a huge snake or skunk or racoon jumping out, foaming at the mouth and let out a blood curdling scream that went beyond just a squeal. The woman in the yard next door almost dropped her garden hose!
