realizing clients goals: Real eyes. Real lies. Realize.   - 12/22/21 11:09 AM
Real eyes. Real lies. Realize.

Perceptions, actions and reactions play singular roles for each person. What one easily comprehends, another may experience difficulty grasping the meaning or responding appropriately. Mental acuity matters.

Being realistic plays an important role in achieving buyers and sellers goals. Seasoned agents know that most anything can happen and often does. It's a matter of adapting/adjusting as challenges present.

Real eyes. Seeing the world through collective past experiences lends to stability plus it promotes stepping back to pause before moving forward too quickly. Hesitation may be on the side of the decision maker.

Real lies. Sidestepping those who possess the ability … (30 comments)

LVE is...Winning a Client Over!

Being an agent, means being tested. Clients want to know that they are valued and will be treated with the utmost care as they plan to either sell a home or purchase a primary or second home.
Some of the most challenging transactions have been the most rewarding in my career. A most memorable one started out on shaky ground due to a less than favorable past experience with an agent.

Letting me know when first meeting, that he did not like 'you people' made me more determined to win him over. Though I knew it would not be an easy task, every … (14 comments)

Agent for Life? Me thinks so!

The post below from 2012 popped up today in my memories on Facebook. Currently, I am helping the third family member of a past client find a home here in southern Utah. When you continue to get repeat business from past sources, you have reached that most coveted Agent for Life status.

What does that mean, you ask?

It means:

...You get the call to either help a client purchase a home or you will list a home without competing with 1,000 other agents for the job.

...That a sincere trust relationship is established between you and the past client. You are the chosen one presently … (16 comments)

Goldi Locks says Southern Utah is Ju-u-u-u-st Right!

Once upon a time, a young woman named Goldi Locks wished to forgo renting and went searching for a forever home to purchase.  She started at the arctic north, soon realizing the climate was not to her liking, exclaiming, "This area is way too cold," and went on her way.

Traveling further south to explore every possibility, thinking perhaps that was where she'd find a Home Sweet Home. After arriving to look at possibilities, rain poured down every day, throroughly saturating everything, creating a gray, gloomy atmosphere. She announced, "This area is way too wet!".

Before becoming completely disenchanted, she called Wanda Can!, a local, experienced real estate agent … (12 comments)

Who moved my chee…geez Louise!

This week has been a test of any good nerves I may have left. I rolled my ankle (ouch!) and every single appointment set for this week was delayed, requested for an earlier or at a later time.

Moved up. ^^^

Moved back!

Forward again. >>>

Or cancelled! Right now, after running (ouch) from one appointment to the next, I need to refer back to the book Who Moved My Cheese to get some semblance of balance again.

Whew! Glad to see the end of this week nearing its course. NEXT!

realizing clients goals: Should I send a message to the listing agent? - 05/09/16 08:18 AM
Should I send a message to the listing agent?

An agent submitted an offer for a home her clients really wanted (or so it seemed at first). Rather than offering highest and best up front, they wanted to test the sellers. Immediately the agent received a response saying there were multiple offers under consideration.

Homes in that price range are in high demand. The agent admitted the clients could have offered full price and paid their own closing costs. She asked if sending a quick message to the listing agent asking for an opportunity to respond with a higher offer would help.

My advice was to educate buyers regarding the current marketplace. Some believe … (10 comments)

How to Find a Home for First-Time Buyers in a Brisk Market.

Finding an affordable home in an uptick may be difficult due to low inventory and rising prices. This is where past real estate experience, a little creativity and taking a proactive stance comes into play.

Things you will need:
1. A 4-color flier that gets to the point
2. Brightly colored envelopes 8.34 x 5.75 size
3. Plenty of stamps - a Forever stamp is sufficient

Compile a list of homes that have recently sold in the neighborhood and nearby. Use that as part of the information on a flier made specifically for the area of interest. You have little … (13 comments)

Finish first or just show up? You decide.

How many times have you shown up to cheer for your favorite racing team only to see them fall to the sidelines due to...A blown engine. Multiple car crash. Out of gas. To the garage.

A successful listing appointment can be similar to winning a race. To get to the finish line, you must:
practice handling to get a good grip maximize intentions and follow through quickly maneuver the way through to a successful end
Without a well thought out proposal, you may hit a wall, not exactly a productive way to compete. Create a marketing and advertising plan that gets you up … (11 comments)

realizing clients goals: Diligence is a mother... - 01/28/16 11:13 PM

Diligence is a mother...er...I mean...Diligence is the mother of good luck.

Getting a transaction to a successful end takes more than just happenstance. It takes a sincere effort, preparation and cooperation among all participating parties.

From the moment buyer and seller come together in agreement, agents are required to ensure that dead-lines are met and that requires:
good communication mutual respect between agents the ability to work together independently
Focusing on the clients wishes, rather than a personal agenda serves everyone well and getting to a successful closing is the goal. Ben Franklin said it well when he stated Diligence is the mother of good luck. Agree?

Gotta get up to get down!

Showing up on time, every time lends to respect for clients who depend on professionals to realize set goals. While there may be times when it is unavoidable due to outside factors, remaining ever diligent about schedules for client's sake pays in dividends.

Being successful in business takes preparation and a sincere effort. The rest follows. Happy Sales all!

No namby-pamby allowed here.
Some people half-heartedly take on a challenge or task with little or minimal effort. They may take too lightly their responsibilities, not realizing there may be many people affected when they fail to realize the goal.
The work ethic may depend upon:
What's at stake Their desired result  Or the size of the prize In the real estate industry, putting clients first is imperative to guide them to an informed decision. They are dependent upon us as true professionals to help them every step of the way, no namby-pamby allowed here, just a higher level of dedication.
