For centuries, Scottish lore of the aquatic being known as the Loch Ness Monster has brought world-wide attention with outlandish, mystic tales that are at best, fantastically unbelievable.

Appraisal is ordered. Appraiser shows up at specified home to create the formula that determines true market value. The area is sustainably remote with very few buys / sells in the last few years. Appraiser must choose homes that are larger due to subject size and located well outside 5 miles distance. 
 
The appraiser did a thorough job but due to sizable gaps of square footage in the comparables, though expertly explained, a second opinion is requested by the underwriter at an extra cost of $300. That appraisal mirrors the first and more than a week has lapsed to get the transaction closed and recorded.

Potential home buyers are making one of the biggest purchase decisions they will ever make in their lifetimes and sellers can become wary regarding getting the best price for their home.  
 
The following is recommended to help each other realize set real estate goals:
 
Make an informed offer rather than low ball in a brisk market just because some national web sites lead with unrealistic pricing.  
Agree to negotiate some of the terms, conditions and timelines to ensure a smoother process. It can be a WIN-WIN for all! 
Avoid the advice of neighbors and family members who suddenly become the real estate professionals when you are buying or selling.

The new construction market has picked up, along with the requirements for proof of client representation on the builder's part. In an attempt to be clear and upfront, agents must now go online and register clients with builder's in the area.
 
Or you may not get paid!
 
Be proactive. Get online. Register your clients so all your hard work will be compensated, rather than hearing that they are nachos anymore and you get no dessert either. I'm getting hungry, anyone else?

They trust me, they really, really trust me!
 
 This will make referral #4 from a client couple I met back in 2011 from a sign call. At first, trust was not forthcoming from his point of view but she happily accepted me from our first meeting. During the course of finding a second home, he realized that their best interests were my main focus.
 
Honesty leads my business and past and present clients appreciate the straight forward approach to business. It is the most important factor that carries any relationship and strengthens connections. Following up and following through is also crucial in any business transaction.

Set an appointment?
Show up on time. Arriving early lends a sense of responsibility. Say you'll call?
Put it in your calendar as a reminder and then follow through. Deadlines nearing?
Notify clients of what still needs to be accomplished well ahead of time. Clients have questions?
