#1  MISTAKE IS SIMPLY HAVING TOO MUCH STUFF IN THE HOUSE!
 
  EVEN USEFUL STUFF IS STILL STUFF, EVEN EXPENSIVE STUFF IS STILL STUFF!
STUFF GETS IN THE WAY OF SPACE.  THE ONLY THING THAT WILL MAKE A SELLER MORE MONEY IS TO SHOW THE BUYER  MORE SPACE AND LOTS OF IT!
MOST HOMEOWNERS SURROUND THEMSELVES WITH ABOUT 1/3 MORE STUFF THAN THEY ACTUALLY EVER USE.  STUFF IS LITTLE ITEMS, BIG ITEMS, AND EVERYTHING IN BETWEEN.
FOR STAGING TAKE AWAY 1/3 TO 1/2 OF FURNISHINGS IN THE HOUSE.  I HEAR YOU GASPING NOW!

How do you Stage a dining room?

To create a dining room, the obvious focal point is going to be the dining table. 
Even if the dining room has been used for something else such as a  home office, play room or exercise room, by the previous owner, when it comes time to sell a house, it is best to convert the room back to being a dining room.
Staging makes it easy to convert the room back to dining.   Remove everything out of the room except for a dining table and chairs.   This is to help … (7 comments)

Recently, I was told that the house is staged but when I look at the photos on the MLS, the rooms are still VACANT!
STAGING THE KITCHEN COUNTER IS BETTER THAN NO STAGING, BUT FOR MAX APPEAL,  KEY LIVING SPACES  NEED COMPLETE STAGING! 
STAGING IS MORE THAN SOME DECOR ON THE KITCHEN COUNTER AND TOWELS  IN THE BATHROOM. 
 
A PROFESSIONALLY STAGED ROOM SHOULD LOOK "MOVE-IN" ready.

This was a question asked by a fellow active rain member to one of my staging blogs.
 
This is an excellent question.
 
First, I welcome the opportunity to better educate the seller.  Staging is simply marketing.  The seller might not want a sign in their yard, and that is their right as the owner.  However, without a marketing strategy or with something as simple as a sign in the yard,  it is more difficult to get the word out and sell the home.  The owner has the right … (6 comments)

1738 Alamo Ct. Staged and has contract in 30 days!  This charming 2 story 4 bedroom has a best kept secret - an upstairs balcony off the MASTER BEDROOM!  
 
Staging of this unique feature such as this storybook charmer of a balcony was very easy.  Add a cozy bistro, and green plants. 
 
More charm was the vintage tub in the Master bath.  Now, I can tell you  a secret.  The wallpaper was taken down, removed, pulled down, stripped, taken away and WAS forever NO MORE!!!

It snowed today in Abilene at my Open House. 
 
Fortunately the house was warm and cozy.  I was so happy that I had already done a little extra staging for Valentine Showings.  Below is 2509 Minter Lane which I have staged the interior. 
 
The snowflakes add a surreal touch, don't you think?
 
 
 
To help the romantic ambiance of the Master  Bath,  I lit three of the tub candles  - the "rose petals" are silk.

iT'S THE DIFFERENCE  between night and day in this apt between vacant and NOW STAGED.
 
A prospective tenant just walked through THIS APT and  upon arriving at the bedroom ecitedly exclaimed,
"Oh, this is so pretty," and  I have to agree with her!

This sunroom was painted a neutral color, the exercise equipment removed, and  the wall mounted television removed by the owners.  Then the stager added neutral panels to the east windows and a casual style sitting conversation furniture group was arranged on the east side.   Opposite this conversation group, a  round breakfast  table with four chairs was set for casual dining and entertaining. (not shown in this photo) 
 
This house is SOLD and staging helped make it happen in 2010.

Is HOME STAGING Boring?   
If you have been at a Toastmaster meeting, you may have learned that  the worst thing you can do as a speaker is to  be boring.  But if you have heard some of my speeches, well some times I am BORING.  At my best, I am witty and funny and charming, okay I am getting carried away with my self.  I'll need to go in for an EGO adjustment soon along with my other therapies.

Staging the bedroom is really all about the bed as the bed is the obvious focal point. 
Think hotel room look when  you stage a bedroom.   When your house is on the market you are now in the hospitality and guest industry. Most persons would be aghast if one entered their hotel suite and somebody's else's family picutres and half squeezed toothpaste, and a wet towel  hanging on a hook were still inside  the hotel suite.
Clean It, Clear It, Make it Beautiful.  Add extra guest comfort, warmth, panache.

VACANT - so Sad!  BEFORE LIVING ROOM  This home at 1126 Lawyers Lane sat on the market for about two months, when a friend of mine referred my name and number to the owner and the owner called me to come stage the house.  How cool is that?

Anybody that has been out in the afternoon of Abilene, TX lately knows why it is the dog days of August or is that the dog days of Texas?  Anyway it has been hovering near a 100 for days now or is that weeks now???  I know why it is called the dog days, because the dogs I see at Rose Park are panting.  Even my cat not wanting to be left out pants in this heat.
