university of arizona: Streetcars & Real Estate Values - Analyzing The Effect - 07/22/15 04:28 AM
The Tucson Modern Streetcar celebrates its 1st Anniversary of operation this weekend, with ridership that has exceeded goals - averaging over 4,000 riders per month (11% over the expectation of 3,600 monthly riders).  The Sunlink Streetcar posted 1,000,000 passenger rides about 6 weeks ahead of schedule this May.  Many new businesses and tens of millions of dollars in private investment have started transforming the corridor along the route to great fanfare, but lost in the hype & hoopla was the answer to the question:  "What effect has the streetcar had on residential real estate values?"  Nobody had performed a study on … (9 comments)

university of arizona: Another Satisfied Buyer of University Property In Tucson - Testimonial - 08/19/10 10:08 AM
University property in Tucson has traditionally been very popular for investors and parents of students attending the University of Arizona.  Benefiting from the proximity to campus and the ready supply of renters and buyers, the value of these properties has held up better than the overall real estate market the past few years - see this article.
This area in the Tucson real estate market is one that I enjoy concentrating on, not only because of the business, but the vitality of the people and the variety of styles, architecture and property types near the University.  Recently, I represented a couple … (4 comments)

Tucson's Birthday Party 2009 - and Dedication Event of 4th Avenue Underpass Downtown
A week ago, Tucson celebrated its 234th birthday with a party to rededicate the underpass that links the University of Arizona & 4th Avenue with Congress Street & Downtown Tucson.  Here is a video slideshow of photos from the party!

As much as I thought there would be a good turnout, I was truly amazed at how many people actually showed up!  The Historic Tucson Trolley made its first venture into Downtown Tucson in decades - foreshadowing the route that our new modern streetcar project … (6 comments)

university of arizona: A Brilliant Idea for Tucson/U of Arizona Collaboration Downtown - 08/26/09 01:06 PM
Yesterday, I was at a brown-bag think session with members of the Tucson Downtown Partnership, Metropolitan Pima Alliance and Southern Arizona Home Builders Association.  What we were learning about was a draft proposal for invigorating Tucson's core that the Downtown Partnership is working on - which is very impressive & well thought-out.
One of the beautiful things of luncheons like these are the ideas that flow from them...and this one had a beauty pop up!
Scott Greenburg had an idea that really made sense to a lot of people (myself included) that would do a lot of good in a variety … (2 comments)

university of arizona: I've Been Neglecting AR - But I've Got A Note From....Aww Its Just An Excuse - 08/04/09 03:53 PM
Well folks...I've been neglecting my friends & my blog on ActiveRain - and it isn't a smart thing.  Neither in the realm of friendship nor business-wise.
It is easy to get caught up in the excuses:  "...but I've been doing this! ...had to do that instead! ...my dog ate my computer!" ...you get the picture.
Sure, it has been easy to do some "drive-by" blogging and read a few other posts without commenting or taking some time to really digest what is going on lately - and my business has suffered a little for it.  It is true.  No excuses, it … (8 comments)

One of the benefits of living in Sam Hughes neighborhood in Tucson is that there are an incredible array of places to eat and have a little fun.

Located on the corner of Campbell Avenue & 6th Street, in the Sam Hughes Place shopping center, Championship Dining is a great upscale sports bar.  Before or after a University of Arizona Wildcats game, this place is packed! Get there early though for football & basketball games - even away games.  Part of the reason is that it is walking distance to all of the sports facilities, the other is its great … (6 comments)

university of arizona: Eller College of Management at University of Arizona Ranked Among Best In World - 02/05/09 02:32 PM
One of the things that Tucson is most proud of is its educational opportunities & offerings.  We've got highly competitive public schools (including BASIS Charter - consistently one of the nation's best ranked), highly selective private schools & specialized academies, Pima Community College - one of the largest in the west, and the granddaddy of them all:  The University of Arizona, which is ranked 25th in the country by The Washington Monthly.
There are many schools within the U of A that are highly regarded, several on a global basis.  The College of Optical Sciences, the Department of Astronomy & Steward … (3 comments)

university of arizona: 3D TV? Holography? U of Arizona Optical Lab May Be The Center of The Universe In Field - 02/01/09 03:40 PM
Remember watching the holograph of Princess Leia in the first Star Wars movie?  Think it'd be pretty cool to watch the Super Bowl in 3D (and not have to wear those funky, annoying glasses)?  It may be a reality sooner than you think.
In stories reported by the Arizona Daily Star and aired by KVOA News 4 (no video at time of post), University of Arizona scientists in the College of Optical Sciences have made a breakthrough in laser technology that will lead to such benefits.
Just a few years ago, the College of Optical Sciences opened up a new building … (3 comments)

university of arizona: Downtown Tucson & The Old Presidio - Modernity & History Side By Side - 10/24/08 04:10 PM
Tucson, Arizona...one of America's oldest continuously inhabited cities.  We like to celebrate the new, the modern and thrive on the cutting edge of aerospace.  One of the world's best equipped optics labs is the newest jewel of the campus at University of Arizona.  The stunning achievement of a city at the center of space exploration is highlighted by the latest NASA Mars expedition...yet it is the ancient history that gives Tucson its soul.
Surrounded by tall buildings to the south and east, these soaring monuments to the modern downtown, banks, government offices, stylish downtown lofts, eateries, cafes and nightspots, the ruins … (2 comments)

university of arizona: About Sam Hughes Neighborhood In Tucson - 08/11/08 03:43 PM
Sam Hughes is one of those "magical" neighborhoods one finds in some cities that blends a mix of architectural styles, a diverse population of students, professionals and families, seniors, small shops & businesses into an eclectic blend that is greater than the sum of its parts. The neighborhood is bigger than the individuals who inhabit it.

Bordered by the University of Arizona (Campbell Avenue) to the east, Country Club Road to the west, Speedway & Broadway Boulevards to the north and south, it has enjoyed Historic Neighborhood status since 1994. Given its proximity to the U of A, one … (0 comments)

university of arizona: Getting To Know Tucson & The Area Around It - 07/11/08 08:14 AM
In my everyday business, a great deal of the people I come in contact with only know Tucson from the recommendation of friends, by reputation or a vacation long ago.  Some people have never had the opportunity to come to "The Old Pueblo," and it is a challenge to give them a "feel" for the city and the lifestyle.

Something I have had much success with is to collect a list of informational websites about the area and provide those links to prospective clients in order to help them feel more comfortable talking, asking questions about and getting around … (3 comments)

The opportunity to re-examine our perspective and the way we view our surroundings can bring a sense of serenity if one just takes a moment to explore beyond the surface level.  Living in the Tucson desert, one can see powerful re-minders in every corner.

Headlines scream about water conditions in the west on a regular basis, but what can we actually find out about it?
Trying to get information on groundwater trends can be a real exercise in patience, dealing with dead ends and "I dunno" answers...even when people are sincerely trying to help, the information can be mind-boggling for someone not familiar with the data.  For people who aren't professionals in the field of water, it can be difficult, if not impossible to decipher.
