We did all we could, but your boy didn't make it.' Sally said, 'Why do little children get cancer? Doesn't God care any more? Where were you, God, when my son needed you?' The surgeon asked, 'Would you like some time alone with your son? One of the nurses will be out in a few minutes, before he's … (21 comments)

brentwood tn real estate: Finance Market Update - Week of February 18, 2008 - 02/18/08 06:44 AM
Brentwood TN Real Estate
Mortgage bond prices fell last week pushing mortgage interest rates significantly higher. Stock strength the beginning of the week hurt mortgage bonds. Stronger than expected retail sales, shocked the market. The weakness was compounded as investor concerns about exposure to mortgage bond risk grew. Fed Chairman Bernanke expressed concerns about economic growth but his remarks did little to help mortgage bonds.
For the week, interest rates on government and conventional loans rose by about 1 and 3/4 of a discount point.
The consumer price index data Wednesday will be the most important event this week. The Fed minutes, housing starts, … (4 comments)

brentwood tn real estate: Nightmare On Never Going To Sell Street! - 02/16/08 02:01 PM
 Brentwood TN Real Estate
" Are You Sure This Is The Right House? " When a showing starts with this question it's all downhill from there.
Today I was out with buyers looking at homes in Brentwood TN. We were looking in the $250- $300,000 range and had seen a couple fairly nice homes when we suddenly walked in to "Nightmare On Never Going To Sell Street!"
I proceeded to walk through this home and with each step it became clearer and clearer, no one was really all that interested in selling this home. Not the agent, or they would have done something … (29 comments)

 Brentwood TN Real Estate
Today I received a voice mail from a buyer out of state interested in Brentwood TN property and asking me to return his call. I missed the call because I was on the other line with a client, but within 20 minutes or less I was calling him back. We had gotten some of the basics out of the way when he said that several of the agents he had spoken with did not seem very interested in helping him. Why?  Because he was not 100% sure TN was the place for him and if it is it will … (21 comments)

brentwood tn real estate: Finance Market Update - Week of February 11, 2008 - 02/13/08 09:02 AM
Brentwood TN Real Estate
Mortgage bond prices fell last week pushing mortgage interest rates higher. Trading was volatile but most of the negative movement occurred the latter portion of the week. Traders remained concerned about inflation, which erodes the value of bonds. Philadelphia Fed President Plosser did very little to alleviate those concerns by stating that core inflation would remain elevated despite slower economic growth.
For the week, interest rates on government and conventional loans rose by about 3/8 of a discount point.
The retail sales data Wednesday will be the most important event this week. Trade data, industrial production, capacity use, and consumer … (0 comments)

Today I had an appointment to show a home to my buyers in Brentwood TN. When I called yesterday to make the appointment I was told it had to be confirmed with the seller and they would call me back. They called back and confirmed my apt. for today. When I got there my clients had arrived a few minutes earlier and were walking around the house. Yesterday my seller closed after a 1/4 as long on the market as the rest in this community. Why? She priced it right. Priced it to sell and did all the repair items we talked about prior to listing. She was a dream client, I wish they were all like this. I was tickled to help her get it done. We ended up having to speed up the close and get it done in a 24 hr window after she had an unexpected death in her immediate family. The other agent and I worked hard with the lender … (8 comments)

brentwood tn real estate: Finance Market Update - Week of February 4, 2008 - 02/04/08 01:36 AM
Brentwood TN Real Estate
Mortgage bond prices rose last week pushing mortgage interest rates lower. Trading was volatile with most of the positive improvements coming early in the week. The anticipated Fed rate cut and mixed economic data sent bonds up and down the latter portion of the week. Unemployment was stronger than expected @ 4.9%, however payrolls fell 17,000. Stocks continued to bounce back posting additional gains following the Fed 50 basis point rate cut. Unfortunately this caused the demand for mortgage bonds to languish. The good news is that despite the weaker demand the latter portion of the week, for … (16 comments)

brentwood tn real estate: Legislative Update - Higher loan limits inching toward reality! - 01/30/08 11:03 PM
Brentwood RN Real Estate
The US House of Representatives has overwhelmingly passed HR 5140 - an economic stimulus package that includes a temporary increase in the conforming loan limit and the upper threshold for FHA loan programs to as much as $729,750 in high-cost areas.  The temporary increase would last only until the end of 2008.  The bill would also restrict Fannie Mae, Freddie Mac and the Federal Housing Administration from guaranteeing or purchasing loans above 125 percent of the median home price for a given area.  That means that the existing $417,000 conforming loan limit for mortgages eligible for purchase by … (4 comments)

 Brentwood TN Real Estate
Basic Closing CostsThe bundle of fees associated with the buying or selling of a home are called closing costs.
