mesa arizona homes for sale: CLEAN SELLS !!! - 10/31/22 10:28 AM
Remember, clean sells.  That should be a very easy thing to understand, but to actually do it - to put it into practice for selling your home - may not be as easy  Stand back and take a look as though you were a buyer viewing your home for the first time.  What would you expect to see?  How would you expect it to look? Of course, if you are habitually clean ( a clean freak?), this may be as easy as it sounds for you.

The first, and very least thing you should do is rid your home of clutter.   … (2 comments)

mesa arizona homes for sale: How Much Time Do You Need To Move? - 10/27/22 10:07 AM
Today’s home buyers generally expect to obtain possession of their new home when the deed is recorded - possession on closing. Do you have a plan in mind for where to move your belongings in case of a quick close, say two weeks from the day the buyers look?  That’s quick!

In Arizona at least, real estate agents are required by law to recommend that you obtain advice from legal, insurance and tax professionals prior to any pre-possession or any post-possession agreement acceptance.

Pre-possession would be where you give possession of your home to your buyer, prior to close of escrow.  An … (1 comments)

mesa arizona homes for sale: Know Your Home's Dollars Per Square Foot Value - 10/21/22 11:31 AM
The value of your home is generally determined by the value of other like-sold-homes.  The measure for comparing recently sold homes is dollars per square foot, determined by dividing the sales price by the measured square footage.

Two homes of similar square footage that are located near each other, should usually sell for about the same price.  Since prices and square footage are similar for these nearby homes, their dollars per square foot should be about the same also.

As improvements are made to one of these similar homes, the cost or dollars per square foot should increase, compared to the other similar … (1 comments)

mesa arizona homes for sale: Light It Up!! - 10/20/22 08:52 AM
To sell your home for top dollar, you need to light it up!  Not just a little, but a lot!

Before showing your home to any buyer, make sure you have the electric power turned on and working.   Replace any/all lights that are burned out, dimmed, flickering, or yellowed.  You want even and bright light. If it’s not the bulb, and it’s not lighting, get it fixed as soon as possible.

Yes, light your home brightly!  When the lookers are coming, turn on all the lights - kitchen, bedrooms, closets, hallways, bathrooms, garage, table lamps, everywhere.
Open the patio shades and all window … (2 comments)

mesa arizona homes for sale: Occupied or Vacant - Which is Best? - 10/14/22 03:34 PM
This is a very important item for every seller to consider - should you move out prior to trying to sell your home?  Or, can you make it continually showable while you live there?  You need to decide if you can tolerate the constant interruption(s) of showing your home when you’re right in the middle of ANYTHING!

Often buyers are wanting to look at your home on a moments notice.  They’ve looked at some in your neighborhood that are not quite what they want, and then they discover yours is available at their last minute, so they want to make it … (2 comments)

mesa arizona homes for sale: Do You Know About Copper Thieves?? - 12/16/10 09:54 AM

Traveling one of Phoenix Metro's major highways at night recently, I noticed that many of the lights on the center meridian were not lit.   Contacting the Arizona Department of Public Safety aka Highway Patrol, the response was that yes they knew the light were out - it was because of copper thieves.  Evidently the thieves had stolen copper somewhere that the lights could not be fixed, because that was a few months ago and the lights are still out.
And here is a late breaking news tip from the City of Mesa, Arizona:

November is a great month to perform a thorough check of your irrigation system. Check for leaks by looking for soggy ground or eroded soil.  Replace broken sprinkler heads and check that those working are not blocked by grass or other obstructions. Fix or replace clogged or missingemitters, and move emitters out to the dripline as trees grow.
Recommendations below are for plants that are established in the landscape(in the ground about 2 years).

Days are getting shorter and plant water needs have already begun to decrease. How did your plants fare the months of June, July and August? The monsoon rains have been a little above average so far (Sept. 30 is the official end of the season), but we also had one of our warmest summer periods on record. The record-breaker was due to high nighttime temperatures likely caused from the urban heat island. This can be stressful for plants as they need more water and/or just a break from the heat. … (0 comments)
