I had the strangest phone call yesterday. Well, not really, many of my calls are often weird. An agent called to ask if the seller had signed her buyer's short sale offer. The buyer had offered an extremely good price, apparently, way above list and the offer was all cash. The problem was I had never received the offer, and the agent had never called to verify receipt.
The seller accepted another offer. It was also likely that the seller would have accepted this offer if we had received it.
I have procedures in place to handle the large volume of offers I receive on my Sacramento short sales. I add every buyer's agent to my email address book, maintain a spreadsheet that tracks the offers, and I rename each offer and file it after sending it to the seller. This gives me a triple-check system for finding offers. No such offer existed on my computer.
The agent was notably upset because, as she put it, she had called me to say she was sending the offer. But she never called to find out if I had received it. Lots of agents call me to say they are going to send an offer and never do.
I feel very sorry for her buyer and even worse for my seller.
If you're writing an offer, especially on a Sacramento short sale, you might ask your agent to confirm that the listing agent has actually received the offer. Sometimes, faxes and emails don't transmit.
