If you're fishing for buyers, you need to use the right bait.

Unfortunately there are a lot of other New Hampshire sellers with their hooks in the water right now and those buyers have a lot to choose from.

In order to get their attention, you need to have the shiniest house.  Your house has to be attractive, appealing, and memorable.

  The secret is in the preparation.

You can't do anything about the location.

The market will determine the price.

Condition is the one thing you have the most control over. 

The way you prepare your New Hamphsire house for sale could determine just how long your house sits on the market and just how long you sit there on the shore and wait for a bite. 

You don't get a second chance at a great first impression.  Once they swim by, they don't usually come back again for a second look.  Check out your competition and see what their MLS photos look like and then make sure that yours look better. 

 

It's really pretty simple:

Sharon - The right bait is indeed important ... true story ... two almost identical homes side by side one listed one private one with green grass one with brown grass ... listed with green grass sold immediately ... private with brown grass not a thing till it was listed .... vendor advised on a few minor appearance changes ...  it finally sold

Kathy:  There are so many stories like this to substantiate the investment of staging...it's just common sense people...I don't just make this stuff up!  Thanks for further validating the concept of proper preparation!

Debby:  I do love these two pictures!  I was pretty excited when I found the "catch of the day" photo.  The other one needed the house added to it, which I did in Adobe.  I'm so glad you like the post, Thanks for taking the time to let me know!
