REALTORS: Do you leave the Toilet Seat up?

Put the toilet seat down!It sounds like a strange question - but really, it isn't!  When you are taking pictures for your listings, do you leave the toilet seat up?

I was looking at some listings near a home that is on my schedule tomorrow, and there was a picture of the commode with the seat up. This prompted my to post to The Stage Coach's FB Page:

"The Stage Coach hates to say this, but he's going to say it any ways: if your REA doesn't put the toilet seats down when they are photographing your home, how do you think they are going to handle your listing? IMHO: Accordingly..."

Truthfully: I have [self-diagnosed] Obsessive Compulsive Personality Disorder: Not the hand-washing, can't get clean disorder, but the Monk-like need for things to be in their [self-conceived] proper place and order.  So, when it comes to the age old argument between co-habitating people, my feeling is, the not just the ring should be down.  The cover should be closed completely when not in use.

All of this aside: the point I was trying to make was, If the person taking the pictures that are to be used to market your home for sale does not take the time to put the toilet seats down, do you think they will provide you with the level of service you need to sell your home in a reasonable amount of time and for the price you deserve?

Obviously, I am doubtful. The way I see it, detail oriented people, such as myself, pay attention to things like this. Do you want a detail oriented person selling your home? Or some one who doesn't feel the need to sweat the small things?  Detail oriented people tend to be proactive and in front of issues. People who don't sweat the small things tend to be reactionary, only answering when asked.

Maybe I just have a predisposition to the REAs who are Type A personalities - maybe we get along better because we see things eye to eye.  But in my experience, those detail oriented REALTORS are also the ones who respond to a phone call or email faster than those who are more 'go with the flow'.

Just some rambling thoughts - I would love to hear what you have to say. Do you care if the toilet seat is up in your listing photos? Is it presumptuous of me to insinuate that non-detail oriented people would not do the best job marketing and selling a home? Or at least, a sub-par job comapred to a more detail oriented person?

Just say no to lids up! It makes me CRAZY when I see it in MLS photos! How can you not notice the toilet is the focal object of the picture!

Michael, Not only does the toilet seat lid have to be down during photos, but during every showing and open house, as well!! In fact, when I give my clients tips on how to prepare their home for showings/open houses, I always tell them that all the lids MUST be down!! Just a big pet peeve of mine! (One of many, I'm afraid!).

This is a fabulous topic!  Also one of my OCD issues!  Down Down Down!!  I partially agree that a Realtor not noticing the seat up may not be giving a listing the attention it deserves but it may also just be a case of it not being important to the Realtor.  I always strongly recommend to my clients that it is best to keep the seat down at all times.  That way it's one less thing to think about before a showing.

I agree it's the attention to details, but even the best will miss them now and then.  Beautiful home, staged perfectly through 15 pictures with great captions and then last but not least the master bath room (retreat) picture with a used bath towel hung to dry at the far left of the shot.  Destroyed the whole image.  Thanks for a humorous blog that makes a good point.

This may sound odd coming from a guy, but forget the seat, I always have the lid closed in my house.  I do not want to look in a toilet. 

Seriously though, that does speak volumes to the Realtors either lack of attention to detail or lack of understanding what the average person considers appropriate.

I laughed when I saw the title of this post.  It is one of my pet peeves (not just in pictures).  I call it "equal opportunity" closings--it applies to men and women!!  You are right, if they don't notice that, how much attention to detail would they be providing?

Attention to detail.  That's our job as stagers and other professionals, even those who work in properties everyday, don't notice the little things that can make a difference.  Down with the lids!

I don't think you are being presumptuous at all.  The toilet seat issue has always been one of my pet peeves too, so you're not alone! It drives me absolutely INSANE.  It's right up there with not taking the time to turn on the lights before taking your pictures.

Hey your photo only shows the lid up.  What about all those with the seat up too.

You have to love men!!!!!!!!!!!!!!

A female realtor wouldn't do that :-)    

My husband left the seat up all the time until I fell in one night.   I gave him the choice of keeping the seat down OR I would turn the lights on every time I visited the room during the night.   Remember pregnant woman use the facilities a lot a night.

I cringe every time I see a photo on the MLS of a bathroom, and the reason for it is twofold.  One, I cringe because, unless it is a spectacular bathroom, why are you posting a photo of a toilet?  That is basically all that can fit into a photo of a standard guest bathroom.  Two, I cringe if the seat is left up.  Why why why would you ever want to leave the seat up in a listing photo?  That's crazy!  No one wants to see the inside of a toilet when they are shopping for a new home!

O.M.G.  Was just looking over listing photos and saw not only a shot of the entire toilet - with the seat down, OK - but with the PLUNGER at center stage in the photo!   EWWWWWWWWWWWWWWWWWWWWW!

We all know it is a necessary tool, but in the listing photos?  YUK!

Yes I do put the seat down, more importantly I try not to get the toilet in the picture! I do see a lot of pictures in the MLS with toilet seats up and the TV is on! Just poor marketing.

Most of my listings have bidets so there is no toilet seat.  And yes, I ensure that there is a fresh new towel on the valet before I shoot the picture!  But I've got one for you - when you shoot pictures of a shower stall - do you ensure that all the shampoos and soaps are put away?

Love this post-- and the title!  I'm always shocked by the MLS photos of open toilets-- even in a brand-new home I don't want to see it.  When I stage a home my instructions to the owners are always to keep it closed.  And-- the shampoos and razors, etc. all need to be put away too.  No one needs to see what your razor looks like!  I suggest placing all personal items in a basket and putting it in a cabinet or drawer so that they're hidden during showings but are still easily accessible.  Is it possible to stage without a touch of OCD?  I don't know! ;)
