I had a new escrow officer do something today that made me want to strangle him!

I have a short sale that I have 2 lenders on that I have both written approvals.

The buyer ended up canceling escrow, and we immediately found another buyer who came in all cash, 20 day escrow, $250,000 deposit.

We opened up escrow with an escrow company other than the one from the first deal (that's a blog in itself).

The escrow officer emails me yesterday and requests me to send him the copy of the 2 prior approvals, which I do.

I get a call from the buyer's agent today saying he is a little concerned because the escrow officer told him that the 2nd lender is difficult to work with and won't budge.

EXCUSE ME?!!

The escrow officer not only had no prior history with this file nor any knowledge or history of what my dealings with the bank were.

I was furious!

I spent the whole day doing damage control because of this.

I informed the escrow officer not to have any discussion about the status of the short sale since he is not an authorized 3rd party to the loans, and that I am the only one with a daily correspondence with the banks.

It's bad enough all the other things we have to go through on a short sale.

It doesn't help having any other party interjecting their National Enquirer drama!!

It is amazing how people want to kill deals without all of the facts?!   Do they not realized it's their job to help close them?!  Good luck!

Ralph, I do not blame you for being furious. I have had a few escrow officers step in where they had no business.

What happened to an escrow officer to be an impartial 3rd party.  I would first get in touch with the head of his branch and let them know what happened and secondly I would never use that escrow officer again.

It is frustrating to do damage control all day because of someone else.
