Keeping My Real Estate Sellers Informed

Keeping my real estate sellers informed has always been a big priority for me.When I started in the business one of the first instructors gave some statistics regarding what upset clients about their Realtor®. At that time, the number one irritant was "not being kept informed" on what was happening or not happening on the sale.

A good agent has a plan to implement for each listing. Although the agent may cover some aspects of the plan with the client early in the sales process, the client will not usually want to know the details of the activities, unless, there are few or no showings, and no offers after a period of time. If home sellers don't hear from their agent for time-to-time, they think nothing is happening. That's why keeping real estate sellers informed is so important.

What's happening on the sale of your house?Having a home up for sale generates some stress for some sellers. I don't want to have my clients going to a fortune teller to figure out what's happening with the sale of their home.

So as I observed other Realtors® with more experience than me, I developed a plan to avoid the client being kept uninformed regarding attempts to sell  their property. Here is how I handle this aspect of the business:

  • During the listing presentation, my clients and I, agree on how they will receive their periodic updates.
  • The updates can be done via e-mail, telephone, or face-to-face
  • I usually suggest a ten day schedule, 10th, 20th, and 30th.. They keeps us all on the same schedule
  • Of course, if issues arise between those days, we communicate as needed.
  • The update session is kind of a project management update so the sellers can be informed of marketing activities, current sales activity in the area, and whatever feedback we receive from showings

So far none of my clients with homes for sale has complained of not knowing what is happening regarding our efforts to get their home sold. So if you need an agent who will keep the home sellers informed on the marketing activities being used to sell your home, call me for a seller's consultation.

Keeping sellers informed is so important. We have a client who said the last agent she hired she never heard from him, and it would take him a couple of days to return her calls. That shocked me!

We have a customer website they can go to 24/7 to look at the showings/activities we have done, plus I send weekly reports. Some customers do not wish to be contacted frequently; others email me nearly every day with questions.

I enjoy the questions because it gives me an opportunity to learn, too. This contract-to-close stuff is fairly new to me; I worked for REALTORS® before, but they preferred to handle their own contracts and all I did was make sure they had the forms.

Your post was very informative and gave me some great information. I never thought to give them market statistics every once in a while, but I can see how that would be helpful if their home is not selling as quickly as they had hoped, they could see why in black and white. Lynda-Good point on the website. Our broker gets us a schedule of the marketing things she does for each listing and I supply that to the client with the additional things I do as the agent. I'm going to give your website idea some thought. I know I will not tackle that this year as I have a lot of IT stuff rolling out. Thanks for your comments.

Great job, Wayne.  I think I overdo it with keeping my sellers informed.  It's like enough already.  But I have never lost a listing because they know I am working it.
