Advice for Sellers

  • We all know this is a tough market. And we know that as sellers when we are cutting prices to the bone paying a Realtor is really tough. So you may think I will sell on my own. Now there have been many blogs here on ActiveRain about why you should use a Realtor. The reasons are numerous and have been often stated. But there is one thing I have never seen given as a reason.
  • How many time has this happened to you. If you are a Realtor the call goes something like this. " I saw this house for sale and I am interested in it. Are you the owner? No I am the Realtor. Oh I was hoping to speak to the owner." ASK YOURSELF WHY. To me the answer is simple. A Realtor works for his or her client. A Realtor is going to examine contracts, ask for earnest money, check on loan status and try to get a price as high as possible in the deal. A buyer knows that. A buyer figures they will do better not working with a Realtor. This happens to us all the time. 
  • So if you are looking for a reason to work with a Realtor and are not covinced from the numerous good blogs here, remeber the BUYER is convinced. If the buyer would rather not work through a listing Realtor then I cannot think of a better reason for you as a seller to have a Realtor in your corner.

I think that consumers ought to take into consideration that there a ton of laws out there to protect consumers, and that given that they don't engage in transactions very often, they are opening themselves up to potential lawsuits in not knowing the ins and outs.

 Facing this scenario many times, the owners are just frustrated because they ran into agents that didn't worked out whether it is FSBOs or Expires. Unless we can show them we can do a better job, they would just do it themselves and save the money or look for a more competent agent.
