It’s always good to try new marketing strategies. With the new year coming up, it’s a great time to try some of those ideas you may have been thinking about trying but haven’t quite gotten around to. And we all know that trying new ideas is a lot more inviting when it doesn’t cost any money!

One marketing avenue that has been around for a while yet surprisingly few REALTORS are using is Craigslist.com. Craigslist is a website that features classified ads for different types of goods and services and focuses on many metropolitan areas in the U.S. It is very similar to the Classifieds section of your local paper. Craigslist is a simple site with no banner ads and it is free to post anything from a used TV to a boat. It’s even free to post a house that is for sale!

That’s right! Craigslist has a real estate for sale section. Check out your local Craigslist.org location and look under the Housing section for a category titled “real estate for sale”.

Posting your listings on Craigslist is very easy too. You can either list the features in text or post an image of your property flyer. You don’t need to get fancy with your posting, that’s one of the advantages of Craigslist. But be sure to include a link back to your website and let searchers know they can search the entire MLS for free on your website! It’s a great way to get more leads and more traffic to your website while also getting exposure for your listings!

Keep in mind that you can post more than just listings on Craigslist. You can post ads for your comparative market analysis services or help with finding someone’s dream home. Be creative!

I have  posted properties for sale and or properties for lease on Craigslist. Each and every time, I am inundated with unsolicited emails regarding dating services, mortgage services, and worst of all many notices about my listing being flagged (with no explanation).  Until Craigslist can keep this from happening, I for one will pass.
