ARTI Home Inspections LLC (610-220-1907), but I also know a few things about investing in real estate. After the economy crashed a few years back and changed the way banks do lending, my wife and I (both self-employed) found it harder and harder to seek traditional financing.
Carl Fischer with CAMA Plan told us about investing through a 401k. We did further research and were able to buy a home, fix it up and rent it out while using only our 401K funds. You know what else is great about real estate? Leverage! After renting out our 401K house for a year, we financed it with a specialty bank that does IRA non-recourse loans and the process could not have been any easier. Now we can use that money to buy another house this year and do the same thing over again! It's almost too good to be true!
As with anything else, you need to do your due diligence and research a strategy before diving in. There are restricted transactions with self-directed retirement plans and rules you have to follow so you don't get your plan disqualified.
What other reasons could we have for using our 401K to buy real estate? Tax deferred benefits! Like any other retirement account earning income (in our case, rental income), we don't pay taxes every year. We only pay once when we retire and start taking distributions. That allows the money to grow tax-free in the account and faster over time.
