Sellers... Is Your Realtor® A Social Networker?

Today more than just the economy has changed. The entire real estate landscape has shifted into the clouds of cyberspace to connect with those buyers now online searching for property in some form or another.  According to the National Association of Realtors® (NAR), more than 9 out of 10 home buyers use the internet as the search tool of choice at the start of their home buying process. In 1995, it was only 5 percent or 5 out of 100!

Even though an increasing number of buyers and consumers report they use social media sites (Twitter, Facebook and LinkedIn) for research before they buy, NAR reported that only half of all their Realtor® members are active social networkers. Missing in these numbers for home sellers is whether anyone is having a social networking conversation online about their home. It is more important than ever for home sellers to start with the right Realtor®.

Given the substantial leverage buyers have in real estate today, sellers can no longer afford inexperience, lack of internet savvy, weak negotiation skills and minimal resources to market and advertise their property. Now it is becoming equally important for their Realtor® not to be missing in action when it comes to social networking online. After all, the buyers are online searching for homes and for a Realtor® to engage in a conversation online and help them make sense of everything real estate. Today's sellers need to ask their Realtor® how they will be talking about their home online.

That statement speaks volumes.  It needs to be brought up during the Listing Presentation.

Hi Emily - So very true for certain buyers and sellers.  However, we can't forget that there are still sellers and buyers who like to get their information the old fashioned way (usually still involves the internet, but not necessarily the social networking part).

Chris, my focus here is on giving the sellers as much exposure as possible to connect with as many buyers as possible. Given the 650M folks on Facebook, social networking is making a difference in how people find information and talk about real estate. This is all about what I see happening next.

Clark, thank you. Our industry is challenging and volatile and confusing. People want to connect and do business with people they know, like and trust. We all engage in social networking here just by interacting with our comments. Look at those rewards!

Gay, thank you! Actually the "rug" is a small wall-hanging made by a Native American Navajo weaver and discovered near Ship Rock while on my way to Mesa Verde over 21 years ago.

Emily, When I meet with Sellers, some of them have no idea of the many internet opportunities that there are for listing their homes.  Remember when Realtor.com was the only site that you needed to be on?  Those days are gone!

Joan, sometimes the challenge on Twitter and Facebook is not to market but to connect. You followers, fans and friends will know you are a Realtor if they share common interests with you.

Fran, many people do not know you can do a search on Facebook for a specific property. Yes, the world is way beyond realtor.com

Navona, yes, tell them what you do and show them how you do it. They will get the "why" it is important.

Cindy, you are right on target. It is a win for everyone as long as the focus is on building relationships and not push marketing.
