Great point.  I can't really see how a geographic market would fail to use staging, but I could see it if the market we're referring to is based on price point.

Jayne - GOOD for YOU, protecting their fiduciary interests (GOOD for THEM) by bringing in a stager before the listing goes active! You will be amazed how cooperative your cleints will be toward the stager's suggestions.

When an agent suggests that a seller do something proactive, they listen.

When a home inspector says it, THEY ACTUALLY FIX IT.

It's the same result with a professional stager. Your seller will comply, and love you for suggesting the stager's services to them.

Well, I don't know. If she's too pretty they might just think she's stuck up - or shallow and self-centered, without a caring personality.

Staging hadn't become popular here yet when I quit selling. Maybe it still hasn't, I don't know. I should ask someone.

If it had, I know it sure would have made my job easier. There were times when I despaired of even getting people to make the beds and wash that mountain of dirty dishes spread all over the kitchen counters.

Had I been able to point them to staged competition, I'll bet it would have been easier to convince them to get up out of the chair, turn off the TV, and get to work.

I'll never forget the people who said "They can clean it after they buy it." I always wondered who "they" were.

Among the mistakes I've made in my life, some of them were taking listings with sellers who refused to cooperate.

Well, Marte, I feel ya. I don't know of any stagers in Idaho. And I know a LOT of stagers!

However, not every client cooperates 100%.

But I have had more than one agent in my time turn to me after a collaborative effort of a staging consult and listing agreement signing, and say,

"How the HECK did you get them to do a 180° ???"

I can do it because:

A. I have paid for extensive training to learn how to overcome objections to staging.

B. I have read EVERYTHING under the sun about how to overcome objections, PERIOD.

C. I believe in what I am saying.

D. I have my company statistics to back up what I am saying.

E. Only I know how to sell myself and my services best.

Just like a Realtor would fall on his/her face if someone else insisted on making the pitch for them to sell the house, a stager should be granted the same concession to sell themselves as the right person with the right skills to stage the house.

Such a great topic - 9 of 10 homes need some help - maybe we need another term to cover those situations where bringing in furniture isn't really needed but lots of packing up,rearranging and a tiny bit of adding will make a HUGE difference in outcome.
