Maybe I Did Overdo It Just A Bit-But It Felt So Good

Yesterday in my post "I'd Like Some Of What You're Smoking Please" I told the tale of the offer on a listing that came in a 100K below the list price.  Even when an offer comes in that outside the comps...oh I'll say it ...a lowball offer without a snowball's chance you know where of being considered, it does have to be presented to my clients.

So that an agent knows that I did present it, you never know when Mr. or Ms. Time is of the Essence Agent will appear, I have my clients sign the front page of the offer to return to the agent.

I'm wondering if I might have over done it this time when I also included this next to their signatures:

Was I to harsh or would you like to borrow my stamp for your next lowball offer?

Olga-it wasn't the first time I've rejected an offer but it was the first time that the stamp seemed appropriate.

Cindy ~ I did the same thing a few weeks back but I didn't have a rubber stamp so we just wrote it in CAPS!

Cindy, I can almost hear the ka-chink of the stamp as it hits the page! We have had sellers spell it out across the front page of the offer (in a sharpie) though. Not the same as the stamp but the message was just as well received.
