Every type of market and product has a prime selling season. Even the farm land in Nebraska and other ag states have a prime selling time.
Usually that Prime time is coordinated around the time that the crop is maturing and ready to be harvested all the way until a few weeks before the next crop is ready to be planted!
For the tillable crop ground in Nebraska...that time frame is upon us. We are only a few days or weeks from the irrigation season coming to an end...if it has not already happened.
Many Fields are starting to turn and crops are looking quite healthy. Good crops means the farmers will bring in good yields and be able to secure the funds needed to expand their operation.
Current farm land values are as high as they have ever been in most ag states and it is an excellent time to liquidate farm assets if you are contemplating doing that in the next year. Tax ramifications are also very favorable for the near term but after the first of the year that could change.
My advice to all farm land owners thinking about selling is to talk with a qualified AG and FARM real estate agent that knows the land. If you do not know who to call...call me.
