MARKET UPDATE  and Report for Merrimack NH for week 2 NOVEMBER 2011

 As you will see the market picked up in the 2nd week of November. Listings were down slightly but sales were up whoch mens less houses on the market. Alot of people ask what do market updates mean? Basically this is a snap shot form week to week. I wanted to take the stats and break them down for you. * There were 13 properties put under contract from 11/8/15-11/15/2011, That is  9 LESS than in 11/1/20-11/7/2011 
 

* There were 7 properties that Closed from 1011/8/15-11/15/2011, That is  3 MORE than in 11/1/20-11/7/2011

IN CONCLUSION Where the early fall market showed a decline in the market, as soon as the weather improved we shoed a sharop increase in market activity. Listings had been down 30% however we have seen a slight increase in homes coming on the market that have been equalled out by an increase in sales.

The amount of calls has remained strong for new property inquiries. With inventory actually down, now is a great time to sell before winter. The one trend is a switch to full time and full service Real Estate agents who provide full service as opposed to discount brokers who may provide a discounted type of service. Scott, it seems that the new listings are down but the closings are up. And people want to know if they should list in the winter, hmmmmm. Thanks for sharing. Oh man, didn't mean to copy Pyam but I was going to say it anyway :)

Cathy listings are down a whopping 30% and with sales up, now is a fantastic time to list, people looking in the winter, are looking to buy, not looking to look. Thanks for the comment
