November Property sales were 5, down 37.5% from 8 in November of 2010 and 61.5% lower than the 13 sales last month. November 2011 sales were at their lowest level compared to November of 2010 and 2009. November year-to-date sales of 121 are running 24.7% ahead of last year's year-to-date sales of 97.

Berthoud CO November 2011 Real Estate Prices

The Median Sales Price in November was $224,860, down 34.9% from $345,500 in November of 2010 and down 10.1% from $250,000 last month. The Average Sales Price in November was $343,172, up 4.0% from $330,100 in November of 2010 and up 26.2% from $271,985 last month. The November 2011 Average Sales Price was at the highest level compared to November of 2010 and 2009.

Berthoud CO November 2011 Real Estate Inventory

The Total Inventory of Properties available for sale as of November was 104, up 2.0% from 102 last month and up 3.0% from 101 in November of last year. November 2011 Inventory was at a mid level compared with November of 2010 and 2009. The Average Days On Market for November was 85, down 3.4% from 88 days last month and up 63.5% from 52 days in November of last year. The November 2011 Average Days On Market was at a mid level compared with November of 2010 and 2009.

The Berthoud CO housing market is continuing its recent trend of slow activity, with what are probably seasonal effects leading to slight decreases in sales and prices, while inventory is up a bit. It is unlikely that there will be significant changes in activity until the regional and national economies show signs of recovery. However, home buyers interested in taking advantage of low interest rates and attractively priced homes will find quite a lot of interesting properties to choose from.

I'm your neighbor on the Western Slope. Both Montrose and Delta Counties have posted a record number of foreclosures this year. We have a lot of bank owned inventory to get sold before we can start to recover. I just picked up two new bank owned listing this week, and one last week.

Ahhh the season to chomp numbers.  I'm waiting to see if 3 of my client homes will close by the end of the year as that will impact my YTD numbers.  Stats so far are looking very good for 2011.... and soon we turn that corner into 2012.
