Where Is The Dover Market Headed?

Looking at this quick chart depicting the sales data from January to the end of May for 2011 and 2012, we can see that home sales are up 18% with 23 more units sold than last year.  Average days on market is down from 119 to 111 meaning demand is up and homes are selling faster than last year at this time.  Median Sales Price is said to be a better indicator of price trends because Average Sales Price is more susceptible to be skewed by an extremely high or low transaction price.  Median Sales Price is the transaction price in the middle of the data with half the sales prices above and half below.

We can see that Average Sales Price and Median Sales Price are up 1.5% and 6.3% respectfully.  When demand increases, so do prices.

What Has Sparked The Incease In Demand For Dover Homes?

The fact that interest rates are at the lowest levels ever seen, home prices seem to have bottomed out, and the inventory of quality homes for sale is so good.

 

 

 

Dover has great schools, lots of employment opportunities, vaired arts and entertainment, fantastic restaurants, and a city government that is pro-economic growth are all factors making Dover NH a great place to live, work, and play.
