This is a real estate market recap for condominiums, townhomes and lofts in the city of South Pasadena, CA for the month of May 2012 and the period of January through May 2012 with a comparison for the same monthly and year-to-date to 2011. Information is as of June 8, 2012 and is from our local multiple listing service and is deemed to be reliable but is not guaranteed.
Buster's on Mission Street in South Pasadena
There are currently seven properties in the category currently available for sale. They range in price from $315,000(a one bedroom, one-and-one half bath condo on Park Avenue near Garfield Park) to $550,000(a two bedroom multi-level townhouse on Prospect). Eleven properties are in escrow and range in price from $279,900 to $935,000(last list price). Four properties sold in May 2012 with an average sales price of $453,250(median sales price $416,500). In May 2011, there were five sales in the condominium, townhome, loft category. The average sales price was $418,795(median sales price $385,000). It should be noted that three of the sales in May 2011 were newly constructed lofts(two at Station Lofts, one at Mission Lofts).
Mission Meridian Village
For the period of January 1 through May 31, 2012 there have been 22 sales in the condo, townhome and loft category. The range of sold prices for the period was $110,000(an own-your-own on Orange Grove) to $725,000(a multi-level in Mission Meridian Village). The average sales price for the period was $450,091(median $451,000). During this same time period in 2011, there were 28 sales in the category ranging in old prices from $287,000 to $618,000. The average sales price in 2011 was $412,160(median $374,488). For the five months in 2011, there were 13 sales of newly constructed units.
Station Lofts
Due to its highly convenient location and small town atmosphere, South Pasadena is a very desirable community. Low inventory of condominiums, townhomes and lofts as well as single family homes in South Pasadena means that there is an opportunity for homeowners considering a move may be at a perfect time to place their homes on the market for sale.
