Virtual this.  Virtual that.  When does real estate get back to being REAL???

I reject the premise that it is to a sellers advantage to show a furnished home for sale. 

I reject the premise that seeing furniture in a home for sale helps buyers visualize how their furnishings will look.

While I respect the hard and innovative work of the "virtual staging" of homes for sale, I see it as an interesting product or service for sale, not a benefit to either buy or seller.

The next thing we'll be seeing is a service that sells Virtual Christmas to children repleat with Virtual Presents and a Firtual Christmas Tree.

Virtual Staging...What a Novel Idea!

Before StagingWhat's in it for you?  A quicker sale than listing/selling an unfurnished, vacant property!
 
Some sellers simply cannot afford to furnish their vacant properties and some buyers simply cannot 'mentally picture' furnishings in a vacant home.  Innovative agents are now turning to virtual staging.  

This process uses computer technology to add furniture and decoraor items to photos of vacant listings.  The cost is approximately $250 for a few photos and the images are quite impressive.  One company, Virtually Staging Properties, has nearly 1,000 photos of items which they strategically place, via computer, into YOUR photos of the vacant rooms!  


After StagingThe husband and wife team who own the business (located in Atlanta) are both professional stagers so, their finished 'product' is expertly presented.  They also deliver 8 x 10 photos to you for use in the home to demonstrate what that specific room will look like with furnishings in that particular room.

There are other companies who do this--including www.VirualStagingSolutions.com and OBEO tours (www.OBEO.com) which offer such luxuries as textured walls, furnishings, countertops, etc.  This affordable solution to those sellers who cannot or will not hire that recommended stager is a viable alternative to the traditional staging.

 *NOTE:  This is certainly NOT a replacement for a local, professional stager, just an option if you or your sellers can't or won't hire someone to physically provide this service.


**Also of note, when listing these properties, don't forget your COE rules--disclose that" the photos are representative of staging; the property is currently vacant."  (Use your own wording but, be sure that you don't post the photos of the furnished property as this is deceptive practice).

Lenn-this post is from 2009 so I guess we could say it isn't something that has caught up in a big way.  I've seen a few MLS listings with virtual staging including builders.

Valerie.  Ideas for decorating is a helpful use for virtual furnishings.  Agreed.

Cindy.  I didn't notice the date but I can't say that makes a difference. 

I see no problem with builders using virtual staging since the home doesn't yet exist.

Oh my goodness Lenn!  This is a new one on me.  What are they doing with these "virtual photos" that they actually need to include a disclaimer?  Wow!

When buyers can virtually stage the house with their own furniture (that will soon come!) it might work well!

Once, on an inspection, the buyer sat on a air-bed, not knowing it was all air, and fell over in a very unflattering fashion.  Her dress ended up over her head and it was up to me to help her up...

Obviously being a stager I find value in staging vacant properties.  It's helpful to see exactly what size furniture fits in the room and without furniture rooms seem smaller, and generally more worn and dirty.  As for the "virtual" staging....it wouldn't be my first choice, but a good tool for giving ideas.  

Your idea on virtual Christmas just may catch on...they already have the virtual fireplace dvd.  LOL!

I actually like the idea - I think it's hard for buyers to imagine living in a vacant room/house and virtual staging may be the best way to help them visualize it!

Hi Lenn - We did this once for a home we were unable to physically stage, and it worked out well and was reasonably priced. We'd probabl;y do it again if it were our only option. And in regards to virtual Christmas, plenty of the presents kids want today are virtual, like video games. The line between real and virtual gets blurrier each day.

Sally and David.  Indeed.  Since the house the consumer is buying is "virtual" or floor plan, it makes sense or at least more sense.

I do this in REVERSE * I'll use furnished photos until I can take photos of the property VACANT * I'd rather have marketing photos of the property vacant than with furniture that may not be attractive - or have a dish cloth on the stove handle.

Well, it certainly is an idea...just depends on what the seller is willing to do.  I am not sure if it would help make a home more appealing or not.

Wallace.  I AGREE COMPLETELY.  UGH!  The dish towel hanging on the stove.  I much prefer to show vacant homes.

Brenda.  I see no advantage to a seller going to the expense of renting furniture to sell a home and virtual furniture in photos is simply bizarre to me.

I actually used virtual staging on a couple of listings --- a vacant unit in one of our four-plexes, and a listing where the owner didn't want to pay for staging

In the vacant listing --- I placed easels with large photos of the rooms that were virtually staged so that the buyers would have an idea of how it could look with furniture. It actually created enough of an interest that the buyers lingered at the property.

It's a novelty....and created a buzz. Everything helps.

Pay no attention to my rants about anything virtual.  I'm against everything like that including staging.  I know that I'm a voice in the wilderness.
