You can interview agent after agent and see if you can squeeze this "magic" number out of one of them. It can be done. (Don't look at the current market stats, they are irrelevant in this case.) Then hang on for the long, long ride.

The good news is, you won't have to endure the trials and tribulations of moving. There will be no hassles and headaches from all those showings... no pesky buyers to endure, no inconvenience at all!

Let's look at a few to get you started. These lucky people had relatively little hassle, if any, over the course of the life of the listing. OK, perhaps they had to endure one or two showings...

Case #1: House hits the market for just around $730,000. Around 630 magical days later, the house sold for $610.000.

Case #2: Listed just under $400,000, this house sold for $310,000, 800 days later.

Case #3: After 337 days, this house closed at $436,000. The original list price was right around $520,000.

Statistics are a funny thing, they can be skewed to look one way when they are really another. It can be done out of ignorance, or because leaving out something makes the stats look much better. It can be because the figures are not accurate in the first place.

Take the list to sale price ratio of homes sold in New Milford, CT, Jan. 2012 thru the end of June, 2012.  At first glance it would appear to be homes are selling, on average, at 93% of the list price. The problem is that is the last listed price. The real ratio is a bit different. Homes in New Milford, CT really sold at 82.2% of the ORIGINAL LIST PRICE.

I have said this before and I will continue to say it, if you want to sell your home in New Milford, CT you must price it according to:

  • the current local real estate market
  • location
  • condition

For every seller that will overprice a home there is always a Realtor that will agree to it. That is one of the problems with the Real Estate business.
