Dear Listing Agent:   Do You Know Where Your Listing Is Located?

For those of you who are not Realtors -- I apologize for this little rant.   On our multiple listing reports in addition to the property particulars -- you know - address, price, number of bedrooms, number of baths and a bit of hyperbole or puffery(known as the marketing remarks) is the direction of the property.

Typically this will read something like this:  North of Main Street, Two blocks west of 5th Street.   I have been noticing with a bit more regularity when it comes to location of a property:   Check your GPS, check Mapquest....or sometimes South of XYZ Freeway, 2 miles and then turn right and continue 5 miles …. With these vague directions, I wonder has the listing agent actually seen the property they have listed?   Forgive me again --- I am not talking about properties that are 10 miles from the next closest neighbor but in developed and well-established neighborhoods.

Where is My New Listing?  Make sure you choose a Local Agent.


Just curious...I wonder what do the sellers think when they review their property listing of their home?

I don't think many sellers look at the MLS.  If they did we wouldn't be having this problem.  It's a real pain being lost, driving with clients in the car, talking, listening, reading MLS (again) and watching the GPS as it tries to figure out where the heck we are.  Grrrrrrr.  Now we've both ranted Michael....

Hi John -- it does make it feel a bit better to rant at times, don't you think?   On a serious note, I believe sellers should see how their property is represented to the buying public.

Very good point.  I think that many REALTORS do not know how to give direction.  Should we assume that they would know how to read a map?

That was just a mini rant, but totally understandable.  That has to be so frustrating with clients in the car and you're lost.

Lloyd -- you're right - for some people map reading is challenging.

Hi Roger -- In nearly all cases, I preview prior to showing so arriving at the destination is not an issue...it's more when I am reviewing or seeing a listing for the first time and the directions in the MLS print-out have "check GPS".  It's always been a pet peeve of mine -- you're right it's just a mini-rant.  Have a great Friday and weekend.

Michael - I'm always surprised at how many agents just don't provide information in the MLS.  Something as easy as directions seems like a no-brainer to complete, yet, agents just don't.  When representing a property it's important to do it right.  Good for you for calling out those agents that just aren't doing their jobs!

Laura -- in the realm of big world problems and issues is pretty small but in life and in our business all of these little things add up to the total picture -- at least in my opinion.
