When It's Too Good To Be True -- Forget Those Infomercials



Ever have insomnia?   Tossin’ and turnin’ the night away.  Counting sheep doesn’t work nor does picking up that book on your nightstand.   So you turn on the television --- 500 stations and nothing to watch...except those darn infomercials --- dicing and slicing and pumping and primping through the wee hours and beyond...but then you stop... you are mesmerized.  You almost pick up the phone or log onto your computer....

Have you heard about the Ab Circle Pro?  I hadn’t --- frankly, I’m from the side of the world that’s been looking for my gym card since the beginning of the millennium.   Well, anyway -- it seems that Ab Circle Pro was marketed via infomercials and promised -- now get this --- using this machine just three minutes(yes, that’s right -- just 180 seconds, 1/20 of an hour) would cause an amazing ten pounds to practically fall off your body(sign me up!) but WAIT....Yes, devotees of late night television -- it simply wasn’t true.   The Los Angeles Times reports that the Federal Trade Commission said “the only thing that would be substantially lighter was your wallet” if you purchased this incredible machine.

So what do fabulous abs and real estate have in common?  Ah shucks, thought you never ask.  Ok, this isn’t a post about bait and switch but if something sounds too good to be true -- well, you know the rest...  I know -- imagine that.  So if you call me about that short sale you saw online that is priced $500,000 less than any recent comparable sale in that neighborhood that seemed a bit beyond your reach, there is probably a story behind the price and that story -- maybe it will never close or not at that price.   I am not saying anyone is doing anything misleading or criminal but there is definitely more to the story.

Michael - I keep hoping for the quick fix body makeover, but the only thing lighter, slimmer, is my bank balance.  Great tie into your local real estate market - buyer beware, if it sounds too good to be true, it probably is!

Sharon - if you ever pass by a weekend garage sale, you can see rowing machines,  ellipticals and the like  lined up like soldiers and often, as you comment, holding clothes.

Good morning Michael - Great post. The "average" price isn't necessarily what a particular home will sell for - the outliers always have more of a story to tell.

Michael - Listing at lower price that the neighborhood is selling is just a way for some agents use to attract buyers.  I know that is not news to anyone.  Why not just use the correct price and not out right lie to the public?  Thanks for the blog.

If it sounds too good to be true ---- it probably isn't true.  Sleepless nights will really cause you to watch some weird things on TV. I imagine that is why infomercials sell so much at night.

In no time, you get a free product if you buy two...and WAIT...the price reduction is even deadlier than what some real estate agents do on their listings..lol.

Steve - that's a strategy that can work with a standard sale -- maybe even a REO property but I have an issue when it is a short sale that is priced unrealistically low -- just my opinion.

Betty - sounds as if there should be a study to see the buying patterns for infomercials.

Endre - there have been some 900K homes in San Marino recently just not in the 2.0 million dollar neighborhoods.   Just like those 100K condos in the Marina, right?

I have had calls when people saw a property that was for rent and thought it was for sale and wanted to see it right away...it was listed for $2000!  What a steal!

Kathryn -- they thought the price of the home for sale was $2000?  YIKES! I can imagine the look on their faces when you told them that the price was the rental price.
