Patience. It's not a word as a REALTOR® that you really WANT to tell your seller. You'd love to say "YES! We'll have a buyer in the next month for you for sure!". But as listing agents all we can do is set the table. Take pictures that make the home appealing. Provide strong marketing and get the word out. Entice the buyer to come look IF there is a fit out there looking.
With patio homes it's even more imperative because large chunks of the buying public (and their agents) don't know too much about them. Combine all this with the seller's tight budget to sell the home and you've got the formula for a potentially long slog through the home selling process. Throw in a protracted dip in the real estate market and a bitter battle over the Little Miami School District tax levy and we're might as well be the crew of Clooney's fishing boat in The Perfect Storm. The only difference? We and our seller made it over the top of that big wave and completed the sale of her patio home today!
The voyage started back in October 2009. Yes, you read that right. 9. 2000 + 9 is when we first started marketing this Hamilton Township patio home in the Wedgwood community. It wasn't continuous by any means. Our seller took breaks from the market here and there, including a five month gap at one point. We marketed, marketed and marketed some more. We personally showed it more times than we can count. We had an offer or two along the way, but nothing that quite met the seller's needs. Other interested parties, but they had to sell their own homes first (and couldn't).
But a funny thing happened on the way to the forum.....the local real estate market improved. The school tax levy passed and buyers became less hesitant about buying in the area. And our efforts at education on the patio home niche seemed to be working too. The callers to us KNEW exactly what the patio home concept was about.
And then an even stranger thing happened. While negotiating one offer, another offer came in. And it was better. And it was CASH. $166,900 George Washingtons. And the buyer wasn't asking for anything special. No concessions. She loved the place and wanted it for her own. And just like that, our seller accepted the second offer. Murphy's Law at work. You'd look at almost 500 days on market and assume you're not competing against someone, but Murphy has a REALLY twisted sense of humor doesn't he??
So today our seller signed the paperwork and she's no longer a patio home owner! She's soon to have her possessions on a moving truck and heading out of town to start the next chapter in her life.
