How Much is it Going to Cost to Repair the

Water Damage in my Folsom, CA Home?

As a Dry Rot and Water Damage Repair Contractor in Folsom, CA, I hear this all the time. I wish I had a quick answer but I don’t. The repairs required for one home will be different in the next. Since water damages can vary, some things have to be taken into consideration before a cost estimate can be given. Water Damage in Ceiling Folsom, CAThese are the major factors that will determine the cost of the repair of water damage.

The area of damage.

This makes sense; a small leak will be in a limited area. If the damage is contained to the space around the toilet, this should be a quick repair. A burst pipe in the attic that rains down over the whole house can involve a lot of time and effort to repair. Detecting the problem early is important because the damage can be extending within closed quarters.

Materials needed to repair the damage.

What actually got damaged? Expensive hardwood floors cost more to replace than a cheap carpet and pad. It should be noted that just because the materials got wet doesn’t mean it needs to be replaced. Concrete is very difficult to damage with water. Don’t always assume that if it got wet, it must be damaged.

How long has the problem been happening.

A slow leak can often go undetected, that can be costly. A slow leak in a Water damage and wood rot in Folsom, CAconceal area may leak for years. The water can absorb into the surrounding materials, ruining the material, grow mold and be a cleanup problem. A broken pipe that is found right away may be just a quick dry up and repair.

Location of the damage.

A burst underground water pipe in your front yard may damage your petunias and create a large mud hole; not a lot of property damage there. If that same pipe cracks in the ceiling there could be a great deal of damage done in a very short period of time. You can imagine how far that water can travel through the ceiling, wall, and floor before the water can be shut off. In this sort of situation it would be important to use a moisture detector to find out how far the water has extended. Trapped water can be a problem if not removed properly.

Type of water.

Shower fixture installation in FolsomThis one is important because they must be handled differently.

Clean water comes from the water supply. Fresh tap water that you can drink is an example of clean water.

Grey water is water that comes from the dishwasher or washing machine, it has soaps and chemicals in it.

Finally, black water is water high in bacteria like sewage from a drain line. This type of leak can cause health problems and needs to be treated differently.

As you can see, to answer the question, “How much is it going to cost to repair the water damage in my home?” can be a little more involved than expected. The best approach is to get a few qualified bids on the cost of repairs, understand what each bid includes, and then have the work done.

There are qualified contractors in your Folsom neighborhood, take the time to find one you are comfortable hiring. Of course if you know a contractor that you are comfortable with, suggest one to someone in need!

Definitely, new roof, new roof structure, replace all the insulation and drywall, restucco, repaint.  Not cheap.

Was that your analysis too?

Tom, a great article and I had one last year that was in agreement but an interested buyer peeked through the window and saw part of the ceiling came down and called me...lucky homeowner who had moved out got the heads up earlier rather than later and we got it fixed at some cost...I always dread those pinhole leaks.

Tom, one thing about water damage. The source never seems to be where there is damage. Time to bring in the pros.

"Qualified Bids" thats the right term. It covers the fact that thre bidders have to be qualified to do the correct repairs and the work required has to be specified correctly and specifically quoted by all bid entrys.

Tom:  Very informative post and timely for this time of the year.  I didn't see where you addressed the need to dry out ater damaged areas after repair.  I'm dealing with a home now as a buyer's agent and inspection shows some mold under the sink which everyone agrees has been there for years on end from an earlier leak.  There is definitely no leak now and the mold is like rock, but still has to be dealt with.

Good Morning Tom,  Great blog as always from you.  Someone told me once that if it is in a ceiling it can be a nightmare to find it.

Tom, I've had the grey water damage experience twice in my home.  Both times my insurance company sent out their preferred water restoration company and contractor(s).  Both times I ended up firing them because they were awful. It is so important to hire licensed and competent contractors for any type of work done.

~ water damage is no joke, fixing the leak at the source is only part of the issue, repairing the issue is the other part. I recommend taking water damage as a serious problem. Great job on reaching the home page again, I am sure glad to see such great success.

Richie - Water does seem to have the upperhand doesn't it. We need to be more diligent in preventing water from getting to places it need not be.
