Take A Second Look Before Making an Offer by Sandy Shores Melbourne FL Broker AssociateRecently, I was out showing houses to local buyers. We looked at a number of houses. The buyers narrowed the selection down to the two that were there favorites.  Lucky, because today buyers can't always find two. They were weighing their options and looking at the pros and cons of which house they wanted to buy. I recommended we go back and look at them a second time.

It's good for a buyer to look at houses a second time, on a different day, at a different time of day (if possible, in our market of multiple offers).

 

A house can look different the second time around. The buyer had seen numerous properties, so their perception has changed. The way they look at houses has changed, as they get a better idea of what's on the market, what they want and what their money can buy them.

 

Lighting, shadows, temperatures and neighborhood activity change throughout the day.

 

Often, buyers don't remember certain aspects of a particular property. Or, at first, they didn't think to look for certain things in a property.  They often see things differently in a house, the second time around.

 

So, whenever possible, it's always a great idea to take a second look, before you write that offer to purchase.

Sandy, we always have our buyers look at a home at least 2 times.  Sometimes the second look is soon after the 1st when we see a multiple offer situation coming.

SANDY- I think this is an excellent idea! I know that when I've looked at homes, I have to go back to see it a second time before I make an offer!

Sandy, this is very good advise for buyers, especially when they have seen multiple properties! They tend to blur together if you don't take a second look!

Pat & Steve, Oh, those multiple offers...we are seeing those here in our area also.  Point well taken, sometimes we are scrambling to get our buyers back out to that property to grab that second look in a multiple offer situation.

Kathy, I agree. I see it myself, in looking at properties.  Going back, after having looked at other properties often provides a different perspective than the first time we looked at the property.

Sharon and Bruce, After looking at many properties, they do all seem to blur together, there's no question about that.

Yes, excellent idea for that second and sometimes even a third look.  It's that fourth and fifth look that I start having issues with!  :-)

Gary, That's wonderful!  Great job in finding your buyer a house to suit their wants and their needs!

Paul, I think that often, buyers see things the second time around they may have overlooked the first time. Or, sometimes it just give a whole new perspective to the property, after having looked at several others.

Gabe, Sometimes it does take a third look. Funny, but by the time they want a fourth or fifth look, the house is under contract with another buyer.

Frank, Another point well taken. Often scouring the house before putting an offer in on the property can alleviate inspection problems that are a complete surprise to a buyer.

Sandy, that is a very true observation and many times the house that buyers didn't like at first, will be the one that is their favorite and the one they'll buy after they've looked at several others.
