Yes, I realize that it is not leaking, but you may want to address the problem now.

 

We come across items of potential problems while working on homes and apartments in Sacramento. What we see doesn’t have to be repaired by us, we are there for a different reason. pipe leak in SacramentoIt’s not that we are looking to squeeze out a few more dollars from you, we just know the signs.

Sometimes it just makes sense to fix these other issues while we are there.

We came across this pipe that is showing signs of corrosion while replacing a water heater. The pipe was not far from the water heater and the water was being shut down anyway; it would be a perfect time to clean things up. The owners weren’t sure about whether or not the work was necessary and the water wasn’t leaking at the time.

While they stewed over making the decision, we chose to replace it anyway. It was taking way too long to get an answer, and I knew it was going to be a problem in the future - seen it too many times. We did not charge for the repair, they are probably still deciding if the work needs to be done. One day they may notice that the work had been done.  

 

Sometimes it just makes sense to do the work right away.

Tom -I totally agree! It's also another reason why I recommend that sellers get their own home inspection even before I put the home on the market. SO much better for them to know potentially what might be exposed, address it in the way that they need to before the buyer knocks off way more money than is necessary!

You're right, now is the time!  I see pressure valves on houses that look like that and aren't leaking.  Better sooner than later for the repair.

Jay - I think it's important that inspectors like yourself find these things for the homeowners. Many times there are multiple items that can be handled at one time; saving them both time and money.

Managing expectations is what I call it.  You did the right thing because you managed a potential outcome to a problem that would have become much more than just a leak.  It might have gone undetected, creating an even bigger problem.  Good for you!

Jan - You are so right, these things often go undetected and the problem can be quite expensive. It just seems like a pretty easy answer to me.  :)

Hi Tom,

When I list things like this in an inspection report. I often hear back from the Realtor that the home owners did'nt want to fix it because it was not leaking when I did the inspection.

But it will I tell them. Some get fixed and some don't.
