Dover NH Homes For Sale Inventory Shift Odd Pattern
Here is a look at the inventory of => Dover NH homes for sale by price range over the last three months. June's shift from affordable inventory to more high end homes on the market was astonishing to say the least. Looking at July's inventory headed back to normal suggests June's shift was an anomaly but maybe not. 
Good Affordable Inventory
It's good to see affordable homes inventory up again. For weeks I have been lamenting the lack of inventory for Dover NH homes for sale in my other => Market Reports. The sudden shift in inventory could be sparked by interest rates. 30 Year fixed rate mortgage interest has taken an ugly upward spike in recent weeks which has had two effects. First time buyers are now feeling like they better buy now before rates and prices go up any further and move up buyers see this sudden surge of first time buyers as an opportunity for a better chance to sell now and move up to the newer or larger home they have had their eye on. They may get a rate on the new mortgage that is lower than their current mortgage.
Are Mortgage Rate Fears Unfounded?
When we study what happens to purchase power based on holding a monthly mortgage steady at $1,200/mo, we see that a quarter of one percent (.0025) rise in the mortgage rate can mean as much as $8,000 less purchase power. When we look at the history of 30 Year Fixed Rate Mortgage Interest, we can see that the rates are still at the lowest levels in 50 years. Mortgages will never again be as affordable as they are right now.
Be Confident When It's Time To Pull The Trigger
