Princeville Kauai condo (and house) + short sale update for the week of Jul 21st to Jul 27th

Even though it seems as if things have slowed a bit, as of today, Sunday, there are 77 sales which easily surpasses the 72 sales from last July. Interestingly, of the 72 sales last year only 17 were condos while this July there was a 76% increase to 30 sales – and the month isn’t done yet. Take a look at last week’s activity:

New Listings:

Nihilani 13A was on the market once before from 10/06 to 7/07 priced at $929,500 after selling from the developer for $680,485 in 3/06. It is now listed for $549K. You’ll also see it as contingent as it went into escrow within 4 days of coming on the market.

Back on the Market:

Nihilani 34C unfortunately fell out of escrow and came back on the market at a new price of $575K up from $569K. This unit sold from the developer for $650K in 5/09.

Contingent:

As noted earlier, Nihilani 13A went quickly into escrow with a list price of $549K.
Sales:

Under Contract:

Puamana 24A, which went into escrow on 6/17 while priced at $300K, moved to “under contact” which means contingencies have been removed and it will be closing soon. It last sold for $490K in 2/07.

Withdrawn:

Plantation 1121, priced at $649,080 was withdrawn after 237 market days. This downstairs unit was purchased for $439K in 4/13.

Price Changes:

As noted previously, Nihilani 34C increased to $575K as it came back on the market. Pu’u Po’a 106, a premier location unit, reduced from $1.180M to $1.140M. This original owner unit was purchased for $189,500 in 9/86. Villas of Kamali’i 33 was purchased in 8/12 for $530K and reduced this week from $675K to $665K.

Although condos saw a huge jump this month compared to last July, residential sales are holding steady. There were 37 sales last July and 36 so far this July. Buyers are still out there eager to buy when they see a property that represents value for the dollar as was the case with the Nihilani unit that went so quickly into escrow. There are still good buys available and there will undoubtedly be more well priced properties in the future, so if you’re looking and haven’t found your dream home yet, don’t give up.
