With all of the real estate signs that are up, you wouldn't think this would be a title that is necessary.   However, my buyer clients are not finding the homes that they need with the present inventory.  Many of the homes are short sales or foreclosures, with much needed work.  Buyers would rather find a home, that has been cared for, updated and maintained. 

My current listings are selling and I will need to refill the stock on the buyer's shelves.   The homes that seem to be the most requested are either ranches, colonials or capes.  Garage, one or two, is definitely on their list.  You can understand with our winter weather, coming again soon, that buyers are considering homes that offer garages, first. 

Other first requests on the buyer's list are, updated kitchen w/newer appliances, updated baths, hardwood floors, newer windows and a nicely landscaped yard.  There are other considerations, but, those are the top requests that I have had, recently.

If you haven't updated your home, in the last five years, I would suggest that you start now.  Home equity loans have very low interest rates and would offer you the opportunity to increase the market value of your home. 

Location, Location, Location - continues to be the best attribute your home can have, no matter what the market trend may be.  However, the curb appeal matters.  Update your outdoor living space, as well.  Make it look refreshed and maintained.

Frances this is a great time to put a house on the market, so hopefully you will start to see the inventory you are looking for.

I don't see a huge amount of houses coming onto the market. There are less short sales and foreclosures, many are already sold or selling as you know.

Fran, it's all regional. Many of our towns are still into 9-10 months of inventory except for certain distinct ranges in towns. For example, Cheshire and Southington have a hot market for homes under $300,000 and not enough to go around

George, Yes, hoping for more good listings!  I know that this is not the time of year that Sellers think of as, "good market time," but, this year it seems that it is.

Joe, Agreed.  The inventory is going down on the short sales and foreclosures.  Normal listings, hurry on back!

Ed, Location, location, is still what drives the market!  With the interest rates so low, it is bringing in more first time homebuyers.  Just think, in a few years, they will need larger homes!  And, so it begins, again.

Fran -- We need listings here too. Seller's market in many areas statistically with much less than 6 months inventory. On another note, it was SO nice to meet you at the meetup. I had little time there and not much time to talk. Sorry about that.   I will be in touch as I mentioned I need to be clear on your area(s) for referrals.

We need more inventory here in TN also. Seems like I have a lot of buyers that I am working with but our inventory is low. I think now would be a good time to put a house on the market especially if it is priced right - It should sell quickly.

Wow, this was written a little over. Year go an it is still pretty true, at least in my market. Inventory is still issue. My listings are at their lowest point in years a churning out a new one is tough. Lets, see where did I lay that stack of cards (four out yesterday) . All the best Fran... We need to get some more activity here!  Naturally I am never too busy... Etc.
