Stone roofs and Pipes. Desert Sun Home inspections Hobbs N.M.

As Inspections go I don't get nervous about too much. But I do dislike inspecting a gravel topped home.

These stones on the roof add un needed weight to the structure. And in most cases it will cause the decking to start to sag in between the rafters. That was just the case in this home that was inspected by Desert Sun Home Inspections.

As far as saying the homes roof has no leaks when inspected, it needs to be raining when I am inspecting the home. Not very good odds of happening when we are still in a Four Year drought.

Gravel covered roof.These gravel covered roofs are a real pain. In many cases the pipe penetrations are never sealed properly.

And if they are, they tend to be left exposed to the brutal sun that will break down the sealer used by the contractor. Thus leaks will result.

Hole in electrical supply chase. This vent pipe was being used as a mounting point for the Dish. But, there is a large crack at the base of the seal that will let it leak if and when it rains.

Pipe penetrations on roofs are often over looked when some inspectors inspect. Around here many inspectors will not even inspect the roofing components. We do at Desert Sun Home Inspections. Because you need the whole story when buying a home.

Great find.  I have also seen many things "installed" by using the plumbing penetration!  I guess they think the convenience is too hard to pass up.

Not any standards here in New Mexico, so the inspector can get away with most anything. I follow the complete home standard for inspecting. That means I inspect the entire home.

Thanks for the comment. The gravel covered roofs are really hard to inspect. The obvious things are noted in the report. With a request a licensed roofer with gravel roof installation experience be sent for their evaluation as well. This is just to be sure.

Sounds like the best thing/roofing those residents have is the drought. I've seen the  'vent pipe as dish support' before. Doesn't work any better here either.
