Yes, That Is Black Mold!

 

The idea of having black mold brings terror to the minds of many. I have had frantic calls from residents and homeowners that believe that they will die if they have mold. Seriously, molds are not all that uncommon in any Sacramento home to some extent.

Without getting too deep into the topic, let’s make a few things a little clearer.

Most molds are not deadly to the average healthy human. There are some that are worse than others, the color is not the important thing. If you have some discoloration cause from a moisture issue, get somebody in there who knows how to take care of the problem.

In many cases, it will be a matter of correcting the source of the moisture, cutting out the damaged area, cleaning up the surrounding areas and putting things back with new materials. Depending on the extent of the problem, there may be some extra precautions taken.

The important thing is to fix the moisture source: patch the leaking pipe, patch the hole, and fix the roof or whatever is causing things to get so wet on a regular basis. Too often I am asked to repair a moldy area only to find that the area had been repaired before. Nobody fixed the reason for the moisture damage!

Once you have the area cleaned up and painted in your Sacramento home, you will feel better about the whole black mold issue.You may want to consult with a contractor with years of experience in Sacramento with the removal of mold.

During the period of time in the real estate market when there were record numbers of foreclosure and short sale properties on the market, there seemed to be a lot of mold. People were not maintaining their "underwater" homes and the lack of maintenance meant that water sources were not being repaired. I think water is detected more quickly in occupied homes, but your point is a good one. You have to repair the source before worrying about how it looks.

Mold is never good. You DO have to find the source and have the repairs done properly. A home owner can do the mold remediation on their own, but if someone else does the mold remediation, that company must follow very strict EPA guidelines.

Good overview of mold, but agents should know, you should not be out there giving advice on mold, unless you are a licensed mold expert. Otherwise you are opening yourself up to liability.

very well stated tom, i have told many dozens of folks that mold is not the bugaboo it's held out to be by the uninformed and frantic media looking for a headline tease for their in-depth 60 second expose on the 5 o'clock news.  we've all heard the tease "is a killer hiding in your home?  find out when Tiffany Sparkleteeth shows us what deadly toxic poisons are lurking in your kids toilet paper .  only on news8 at 5".

i once had a neighbor tell me she thought that mold from a leaky roof was causing her kids diabetes.  after cleaning up the pepsi i spit on myself in hilarious reaction i let her know that it was more likely the snickers and pepsi she was packing for the kids lunch. 

mold needs moisture, air and a food source.  knock out one of those and your 95% corrected.

next time you're enjoying a brie or camambert or a nice blue cheese...thank  the mold gods for the treat

Some people do over-react at the slightest glimpse of mildew spots, but there are some folks out there who are truly allergic to certain types of mold. If there is mold growing in a home, the spores may be anywhere in the air due to air duct systems moving it around.

I often wonder how folks lived so many years with black mold in their lives... that is until they found out it was deadly...  Great advice for those that have the darn stuff!!!

The issue with mold isn't so much the "deadly" nature...it's the personal injury attorneys. I'm from the South where mold is a constant for the most part but when people suddenly realized with a little "respiratory distress" they'd get a check it changed everything. NOW, if you're going to remediate mold (depending on the size of the affected area) you have to have all your ducks in a row and air tight paperwork. This may include getting an Industrial Hygienist (IH) involved to write a protocol, setting containments, and other such items as needed. In the restoration market we've seen numerous changes from a decade ago with all manner of requirements and certifications but you have to protect yourself. That being said, NOW if you find mold you have to disclose that to potential buyers so you had better have a "clearance test" from the IH giving the structure a clean bill of health. God forbid you sell to someone with a high-risk profile when mold exposure may exacerbate health issues. My 2 cents.

Tom I used to handle the "Mold Claims" for insurance companies.  As I recall no need to call in the moon suits if it was under 10SF.  Also my termite guys will not use the term "Mold" in a report.  The us "Fungus" or another term.  Mold is everywhere.  You have to test to determine if it is harmful mold.  I had a woman tell me she did not want to buy a home with Bacteria in it.

Nothing like a little bit of the "black mold" to get the concerns rolling. Mold can be something that is an important issue, but let's not assume the worst. If it is a limited area, let's just get the problem resolved.

When cleaning up the mold, be sure to wear protective equipment such as gloves, mask and glasses to prevent mold absorption to your body and bag the material and dispose as a hazardous material with your local disposal company.
