The Greenery Condos - 2444 East Del Mar BoulevardThis is a recap of market activity at The Greenery condos located at 2444 East Del Mar Boulevard in Pasadena.    Statistical information is from our local multiple listing service(mls) as of August 23, 2014.

 

The Greenery was built in 1973.  Like others in Pasadena, the 48 units were originally apartments and later converted to condominiums.   They are single level with one or two bedrooms and up to two baths.   Each unit has a patio or balcony and benefits from generous storage within the home including some plans with walk-in closets.  There are fireplaces as well.   

 

Pasadena Condos For SaleCommon area amenities include a lobby entrance, spa, sauna, fitness room and library/meeting room. There are common laundry facilities on each of the three floors of The Greenery making it very convenient for residents.   Parking is gated and on the first level of the building with secured access.

 

The location on Del Mar Boulevard about halfway between Sierra Madre Boulevard and Altadena Drive is adjacent to the city of San Marino and is conveniently located close to shopping, dining and transportation.

There are currently no condos available for sale at The Greenery.  In fact, no mls-reported transactions have occurred yet in 2014.   For full year, 2013 there were five closed transactions ranging in price from $260,000 to $345,000 with an average sales price of $288,600(median sales price $278,000).   Four of the five sales were one bedroom or one bedroom/den plans   Last year units at The Greenery sold for an average 102.23% of last list price.

The Greenery benefits from an excellent location and I'm sure if the trend continues(no reason to believe that it will change in the last half of 2014) any unit here that is priced and presented appropriately along with ease of showing/selling will be well-received.
