Built in 1964, the condos at 960 San Pasqual have a mid-century modern vibe with a bit of Mediterranean flare. They were designed by Architect James E De Long who was a student of Frank Lloyd Wright and the Usonian movement. He was known to combine elements of what he learned with the older architect and blend it with his native California style.
There are 30 single level units each with two bedrooms and two baths. They range in size from just under 1200 to over 1400 approximate square feet. Features of the condos are a semi-formal entry, fireplace, good storage and unique windows along with a balcony or patio space. Some top floor units boast vaulted ceilings and clerestory windows. The San Gabriel Mountains can be viewed from some of the units.
The complex is gated and features abundant brick hardscape in an attractive herringbone pattern and a landscaped courtyard. Parking is subterranean and there are common laundry facilities on each floor of the elevator building. There is a pool and lounge area too. A magnificent oak introduces passers-by to the complex located between the South Lake Avenue District and Caltech(California Institute of Technology). The www.walkscore.com for the complex is 86 - very walkable. That walkability enhances the accessibility to numerous shopping, dining, cultural and entertainment possibilities which can be found in the neighborhood.
There is currently one condo available in the complex. It is a first floor condo with approximately 1261 square feet. The updated unit is priced at $555,888. There is a top floor unit in escrow. Since January 2014, there has one mls-reported sales transaction. It was a second floor unit with approximately 1297 square feet which sold for its list price of $555,555 in February.
Sales turnover here as is true in many Pasadena condo complexes is typically low. There was just one mls-reported closed transaction in 2013. It was a top floor unit which sold for $510,000(list price $449,000) in August of that year. It was a trust sale.
