If someone asked me, "How Important Are Property Pictures for Your Listing?", I would say huge.  If you have done much searching on the internet you will know what I am talking about.  

With over 90% of today's home buyers searching for homes online, I would say that property pictures are the second most important part of the listing with price being the most important.  

Agents who are not submitting good property pictures are not doing their sellers any favors and instead could be costing them greatly! 

Here are a few photos I came across today while searching for properties for my Sacramento buyer.

These were photos for homes in the $450-500K range but sadly I see this caliber of photos when searching in the million dollar range as well.  Agents if you are not doing better for your clients than this, they need a new agent.  Sellers if you are trying to sell on your own, at the very minimum hire a professional photographer.

Home buyers, I'd like to know what you think though..... How important are property pictures?

Pretty important, the availability to get inside right now, even if late at night and your buyer is eight states away or across "The Pond". Video is what does the show and tell. Not just an image or two. 30-50 "pictures" per second that are captured live at the property and your voice talks to the buyer in the audience in the audio track that captures natural sound. Not over them or using words you or I would never pick for conversation. 

Pictures alone good or bad, little or big are missing the sound, the motion which if what life is all about. Why aren't you using property listing videos in this $450,000 and other price ranges is the bigger question.

Some sellers never look online to see how their properties is faring. If they did they would be doing something about the dark, crooked, blurry, unflattering photos that are representative of their home.

DeeDee, pictures are certainly important for anyone trying to sell their home. After all, that is typically the first thing anyone sees online when looking for a home (although video is certainly up and coming). The photos in your post would not entice me to want to go look at that $450-$500k property. I would just move on to something else.

I believe posting pictures on your listing is very important to show the buyers what they wll expect from the home itself. It can also result to a faster transaction.

I agree with the others. The quality of listing pictures are very important. Attractive and high-quality pictures can generate more interest and attention.

DeeDee - What is really sad is that as agents we can't approach a seller that has poor home photos posted and tell them, hey, this isn't good for your home, or for you, yet poor pictures are every where!  Sellers need to see their listing on line and demand more, or get rid of their agent!
