Oceanside, like much of San Diego County, has seen the real estate market returning to normal. Detached home prices were mostly flat year over year checking in around $475,000 while attached home prices did go up about 7% in the past year to $270,000. Inventory remains low at about 2 months. Volume of home sales is up significantly(25%) compared to a year ago.
As more homes now have equity, sellers can put them up for sale which should help the volume going forward. And the number of short sales and foreclosure are less than 10% of sales. Homes are still selling quickly(less than 3 weeks) but with increasing inventory through the rest of the year, I do not expect to see bidding wars.
