There might have been a time when plopping a for sale sign in the front yard use to do the trick, but that time is no more. When it is time for you to sell your home, you need to set the stage properly. And there are a couple of key components you need to know about to set the stage and stack the odds in your favor.

 

Pricing is a key component to setting the stage and selling your home. Before selling your home, you need to get a feel for what your home could sell for and understand your bottom line. Your local Realtor® is the best source for estimating the fair market value of your home and setting the listing price. And so there are no surprises when your home closes escrow, your local Realtor® will also go over all the costs associated with selling your home.  

 

Once you’ve settled on a listing price, the next step is all about presentation. Did you know that your home will get the most traffic in its first week listed? In the first week of a listing, it gets four times more traffic than any week after that.

 

To sell for top dollar, you need your home to look its best before prospective buyers get a chance to view your home. You want to wow prospective from the moment they lay eyes on your home. So, not only does your home need to look great when they drive up. Your home needs to look sharp in photographs, too! And BTW: now a day’s most prospective buyers will see pictures of your home before they walk through the front door.

 

Did you know that over 90 percent of likely homebuyers use the Internet as part of their home search? I just mentioned that your home has to look good for the camera. Taking professional photos is a critical factor in setting the stage (selling your home.) You don’t get a second chance making a good first impression, and making a good first impression with soon-to-be buyers is critical.

 

 

Bottom line. I like to sit down with sellers and explain it this way. When you place your home on the market, you’re competing against other homes.  And when your home is priced right, attractive and marketed well with a local Realtor®, you’ll attract many potential buyers, and you’ll have them competing to buy your home so it sells above listing price.

 

Selling real estate is what I love to do. I’ve been selling real estate for ten plus years. I understand all aspects of setting the stage (the home-selling process), and I understand what it takes to sell quickly, with less risk and for more money.

Price it right. People feel it is worth their time to check out the home. That is why the curb appeal is so important these days.
