Your Agent Can Lose You The House, If They Don't Know-Move On
I have a listing that is in escrow and I'm trying very hard to save the transaction. These are first time home buyers with a seeming inexperienced agent.
The term "door opener" comes to mind. She's a very nice person...but doesn't understand enough and it's probably going to blow this deal, when there is nothing wrong.
The new buyers got the Natural Hazard Disclosure (NHD) last week. Being new buyers, they had no idea what they were looking at and the agent really wasn't much help. She called to say they were very concerned with the findings and needed to extend the escrow by 30 days as they wanted to order the complete report before they moved on.
There was NOTHING in the NHD that would be a concern to an educated buyer or their agent. The only things checked as "yes" was disclosing that:
- In Southern California you have to have any new ducting for a furnace sealed and tested due to emissions. (It is)
- The property is within 1 mile of commercial and/or industrial zones. (yes, at the end of the street is a small commercial zone...gas station, dry cleaners etc)
- The property is within 1 mile of possible grazing grounds for animals. (yes, it's horse property)
Nothing of concern...and yet they are probably going to withdraw from this home. They have a friend who works for the bank who told them this was VERY bad stuff...but they read the next paragraph in the disclosure, which did not pertain to them. And the agent can't seem to handle the information I'm giving her.
I've sent a detailed email explaining the above and suggested to the agent that they talk with their broker to meet with the buyer and explain. I am also willing to sit down with them and explain, but I'm not hopeful.
It's really so important to have an agent who knows what they are doing. While I don't know all the answers, I'll get them. If your agent is willing to let you run the transaction, you probably don't have the right agent. It might cost you a great home.
