As a licensed sales real estate sales professional serving Northern Fairfield County,CT, there are many things that I can not disclose and mention under state licensing law. No matter what I tell clients, they often do not believe some of the things are accurate. These are some of the issues I can not allowed to talk about:
-Safety of the neighborhood
-How lives here/demographics/religion/family status
-If it the property is my listing or my offices listing, what the seller will accept?
-If the property is my listing or my offices listings, why are the sellers moving? (Unless permission is granted in writing)
-If the clients are my buyers, I can not disclosure why the want to buy the home (Unless permission is granted in writing).
-How is the local school system?
-If it was a multiple offer situation, what did the other party offer and their terms & conditions?
So how I can assist clients that are looking to relocate to the Greater Danbury,CT Area?
1. Forward the local police station contact information.
2. Forward clients the local school district contract information so they can get schooling information from the source.
3. If we find ourselves in a multiple offer situation, advise clients to come in strong, be flexible on closing and review sales activity to come up with what we hope will work.
4. Advise clients to visit the neighborhood at several times to see if they would feel comfortable living there. If you are purchasing a home in a neighborhood where most homes are around $300,000, I would think other residents must be earn or have enough funds saved up to afford that time of home, or have enough income if they are renting such a home.
